She coughed a lot last night but says she doesn't feel as bad as she has in the past. She just called her doctor to see what she has to say. At this time I am not overly concerned.

I find that I have this fear from when I was told she was going to die, it's still kind of lingering inside me. I've know a number of people who have died but I think having a spouse die would be the worst of all.

Thanks for your thoughts.

Despite all the theories, we have gone through all the ups and downs and still got more than 10X. It is a matter of record that historically real estate has been a good long-term investment and the supply is limited.

Point of fact, the current demand for housing is greater than the existing inventory and it is also becoming uber expensive to build new housing.
I don't dispute any of that nor did I say or mean to suggest that real estate is bad. All I'm sayng is that a 10X increase in value in just a few years time is not the normal case for residential real estate and that the conditions that created that kind of increase are changing and likely not for the better. So based on that, if someone were to invest in real estate, now or ASAP is the time to do it.

One reason I say that is that the future is not looking good for the US economy and it's nothing to do with Trump being elected (although it'usually the case that a change in administration does spark major shifts in an economy). The signs I'm specifically pointing to is that Warren Buffet and many other billionaire level investors are selling off stock in anticipation of some rough economic times coming. So they're doing what big investors often do by selling while stocks are still high, sitting on that money and then wait to reinvest it when the market goes bad and they can buy when stocks prices are low. What is causing them to do that I'm not sure. I just know that buffet is fairly well respected for his investment habits, he's not someone who sells off stock in a panic. He's someone who is sure of what's coming and making strategic moves.

You are absolutely correct in saying real estate has historically been a good long term investment and yes it's the limited supply that played a key role in how much property values have gone up the past few years. Limited supplies causing bidding wars for property and bidding wars drive up home values which is why they say times like these make for a seller's market. None of that is theory either, that's all based on objective data observed over decades if not centuries of real estate market trends. Just as increasing prime rates cooling down a hot housing market is something that has been observed objectively over that same time. So if the market is fixing to cool down the sooner one gets in or increases their holdings the better it is for them. The only time that wouldn't be true is if the buyer is wealthy enough to buy the property in full thereby side stepping the impact of a mortgage and rising interest rates.

Another thing historically true is that value increases as high as you experienced tend to be tied to particular locations hence the old saying, "the most important thing in real estate is location, location, location" It's great that values in your area have gone up 10 times what they were when you got in. You're obviously in a popular, in demand location. Over that same period of time the value on my property, that I own outright, has only gone up slightly more then twice it's value. Where I live though is just an average small town in a location that's not particularly remarkable other then it's a 45 minute drive from the Eastern Shore. You are correct that the supply is low which is driving up demand and causing the value increases. It's been that way since the pandemic when people were told to stay at home and many building projects were halted and lots of builders went bankrupt. There was also an influence due to much higher then normal material costs that were the result of the supply chain disruptions. That's been getting better though and if the market is fixing to tank in the near future then the sooner the better it will be for developers to start increasing the housing inventory since the material prices will start increasing again if the market gets bad

I called Ford customer corporate customer service and filed a complaint against Courtesy Ford in Portland. I have already made an appointment with the Gresham Ford dealership, so I want nothing from Courtesy, but want it a matter of record that they are treating customers poorly and reflecting badly on Ford.
Hi GW, I did pretty much the same thing as you 40 years ago at a Ford dealership, somethings don't change.

all my relatives split off the LDS church after they changed the rules to only one wife

I read a 1950’s newspaper article about two of my g-grampa and it was said that around 42,000+ people were direct descendants
I take it then that your relatives were/are part of what I believe they cal FLDS (Fundementalist Later Day Saints) which is the group that still goes by the old rules. The weird thing about that, as you surely know, is all those rules are based on prophesis given to the head of the churh (the Prophet) from God. So it always has puzzled me that if you accept that the head of the church is s prophet in direct communication with God and these rules are given by God to the prophet, then how do you then selectively accept some rules and reject others? The taking of multiple wives dates back to when the Mormons were mgrating to the West and their numbers were reduced by things like indians and/or other christians that took issue with the Mormon church for their views on God and Christianity and what churches were consider to have God's authority and which ones didn't Those times left the church with way more women then men and since in their church you have to be married to obtain the higher levels of heaven God supposedly ordained that for the sake of the church and those women, it was okay for a man to take more then one wife. Years later when the Church was established in Utah though and thriving. God supposedly decided that the need for plural marriages was no longer necessary and changed the rules back. Apparently though some were more interested in the benefits of having multiple wives and did not want to give that up.

If they continue to gather real estate they might need to do that, there is a family member(property management) who does look after things for them when they go out of country.
Some sources are suggesting rental properties will become prominent because of high costs associated with purchasing a home. Trying to predict the futre isn't easy.
They are a busy family 2 children that have several activities on top of school, they need taken to, indoor soccer, piano, art classes etc. They both have full time jobs and all their rental units. They tend to buy newer rental property that doesn't always need maintenance. They are happy and prospering, that makes me happy.
Yes it's always good when parents can see that their children are doing better then they did. That's pretty much a universal wish parents have for their children. I know if I and my wife were both working full time jobs and raising two kids I wouldn't have much time for looking after the properties and finding new tenents or chasing exsting tenents down for their monthly rent. I would have to have someone else doing all that for me if i was going to have a bunch of rental property

Considering that the fights are set up by professional promoters, I wouldn't be surprised if they weren't still asshole buddies hamming it up for promotion. I just don't see that extending to less than an honest fight.
Nor do I. I never said it would be a less then honest fight. I just think Paul is underestimating Tyson and Tyson is going to punish him for it. Paul clearly has the age advantage, but i think Tyson has the power and experience advantage. I fully expect Tyson to knock Paul out within the first few rounds which is what Tyson is known for doing to his opponants.

I was mentioning to someone else today that friend had received a phone call from his young daughter who was in jail on the other side of the country for armed bank robbery. This was a number of years back but I couldn't image getting a phone call like that from my child.

I'm so glad that my son has kept a healthy mind set.

They have been very fortunate with their tenants. They have a policy of not trying to gain every penny they can but to find an equitable position that keeps both parties content. So far it's working for them.

Boy, I wouldn't mind if I could get off the pills I take for antacid. As I mentioned I have a magnesium deficiency from them.
I don't get reflux, thank goodness. Just feels like someone filled my tummy with concentrated hydrochloric acid.
When I was getting my asbestosis claim in order the comp board had me take tests at the hospital to prove that stomach acid was not going into my lungs.
One thing you can try is to get an OTC supply of a drug called Prilosec (generic name Omeprazole). It is said to repair damage to the stomach caused from high levels of digestive acids. Usually taking it daily for three weeks is all one needs to repair such damage. Which is probably why they usually sell it as a 3 week supply? It is said that people who take pain medicine, especially NSAIDs, are prone to developing damage to the stomach lining.

That was true for me a while back. I was having nightly issues with heartburn when a doctor told me to try taking that. So I did and at the end of the 3 weeks the heart burn was gone. It comes back every now and then but I just do another 3 week course of Prilosec and I'm good to go for several months or so. It's not good for instant relief like you get from most other antiacids as it takes about 24 hours to reach an effective stage after you take it. Now once you start and take it every day for three weeks, the rest of the time you should get relief and if it did it's job when you stop taking it you should get continued relief. They do advise people not to take it for too long as you can develop side effects although that's usually reported by people who take it consistently for a year or more. I'm not sure what the side effects are.

Back from a really nice walk. Mid 40's, sun and no wind. Tons of boats out today. The fishing has really slowed as the water temps have dropped to a point that they don't move around much.

Hard to tell but we are on the top of the dam....about 100 ft above the lake. Plenty of snow still left over from last weeks storm.

Oh yeah Mormons have all sorts of odd rules and traditions, especially with regards to Temple access. One rule that would probably rule out almost everyone in this forum is that the consumption of caffine is considered a fairly big sin. So is alcohol and tobacco. I never heard of any rules specifically about cannabis but in general recreational drug use is considered a sin. It makes sense for the most part since these substances are known to be unhealthy. They believe your body is quite literally a temple of God and that anything you do that is bad for your health s about the same as damaging or vandalizing an actual temple.

Another thing that many find odd is that they consider dark skin to be the Mark of Caine, that he got when he killed his brother Able. Therefore they believe all dark skinned races are descendents of Caine and as such are considered somewhat inferior and not allowed in the upper levels of the Mormon hierarchy. They've softened on this somewhat in more recent years though as they do have quite a few dark skinned members.

Another one I always objected to but I'm not sure if this is true of all Mormons. Each state or major city has a Temple and a feature of all temples is a tall golden spire with a gold statue of the Angel Gabriel at the top. I've heard it said by the Mormon friends I know, that when the end times begin and the trials and tribulations are about to start, that satue of Gabriel on all the temples will come to life and start sounding his trumpet to warn people but only Mormons in good standing in the Church will hear it. So they can start doing whatever they need to do to protect themselves. Everyone else won't hear it and just go on about their lives as usual.

Have you ever noticed that every drug commercial lists the side effects at the end.....that is every drug commercial EXCEPT COVID commercials.....wonder why that is.....from what I have seen, heard and experienced myself their are all kinds of side effects. Interesting.....

No jab for me......

That's smart, not trying to squeeze out every penny you can means you'll likely have lower more equitable rent levels and if that's the case a smart tenant willl want to do everything possible to stay on good terms with their landlord.

Unfortunately for me, my wife and I got together too late in life to have children. Sometimes it feels like a curse, other times it feels like a blessing. So while I can't speak from experience I too can't imagine getting a call like your friend got especially if I lived far away from that child.

Damn, the Mrs just tested positive for covid.
Well that sucks, but here's a sort of good thing to keep in mind. The virus has gone thru a number of mutations and now is no longer as deadly as when it first came out. It can still take a long time and do a number on you but it's much more survivable. The thing you especially need to be careful of is to not get it yourself because with all your lung problems you are more at risk since it mainly attacks the lungs.
