Folks are leaving because they can cash out and they’re getting tired of the crowds. Others don’t own homes and realize that if they stay here, they never will. I’m out here working on a friends house. She bought last year and the value has gone up a strong 20%. The money comes from all the little towns across the country. Out of your pockets. We in turn buy up all the cheap land elsewhere putting it out of reach of the locals. Notice pockets of Colorado and most of Arizona.

Unfortunately I live in one of those dark blue spots in the SE, and am looking to move to a lighter color area. The people moving in are idiots, paying way too much, clogging the roads, and in general not needed here.

The area you're looking for is tucked away in the extreme SW corner of Virginia, a nice legal state where you won't have to worry, very beautiful location, mild weather and traditional folks. :tiphat:

and either do it immediately, or forget about buying there until the next implosion of housing/ land prices, if that ever happens. a friend owns over 45 acres along with a small home with a new roof i'm trying to pry away from him. they don't make land anymore, i don't see prices for it to ever really collapse.. home prices in particular are climbing , and even more so if some acreage attached. still some land along south side of Clinch mountain in Scott Co. right along the TN line that a man might pry loose. also, read up on VAs legalization elsewhere on here.

and driving up the locals property taxes by doing so, doing further damage. happening here now.

It’s like a whole big country full of people. They did it to California. Now many blame California. Damn people.

people with too much money, no common sense, and a "fuck the neighbors" attitude. realtors tell me folks are fleeing Florida, heading back north. they want to be closer to where they used to live, kids etc, but not too keen on 4 months of snow & ice, but hate the traffic, crowding, insects, and hurricanes they deal with in FL...plus, we don't have a state income tax.

I’m held up at motel6 in Gallup waiting for the morning sun. Down to zero here last night. Got my 3 dogs though. Three dog night. Been working on my girlfriends house in southern cal. Getting ready for sale. Going back to Colorado to put mine on the market. Looking for a place in Arizona at a comfortable altitude. Probably buy it from someone’s kid whose parents did the same thing. We live in a country with a mobile population. That’s normal. What’s increasing is the overall population. Or it was anyway during our lives.

flagstaff is nice...a bit pricey,and it does get cold in the winter...also the trains run right through town and there always seems to be one coming through when you need to go to the other side of town.

they could always do what Erwin TN did. (that's where they hung Mary, the murderous elephant) they got the TN-DOT to build an incredible bridge spanning the tracks downtown (really cool looking, damn near a spiral) to avoid trains in yard. of course, after the DOT spent fuckloads of money on the bridge, the railroad shut down the yard less than a year later...oh well.

Caught my first train in Gila Bend, Az. on the advice of the local sheriff. Learned you could talk to the guys in the towers. They’d tell you which train went where and when and where to get on. Always generous with their coffee.

nice of him to give "advice". some places will have a deputy drive you to the county line...or jail. some of them don't mind "vagrants" or "homeless" as long as they are just passing through...

I was shown the county line several times in east Tennessee.

if you come back through, try to avoid Unicoi county. they ALWAYS call for a dog if they pull someone over. do not go over the mountain through Sam's Gap (I26) if you can avoid it. I40 much safer, for several reasons...

LOL One cop pulled in behind me and got on his loudspeaker asking me "What's under the robe?"
Another time I was directed to be out of Cleveland TN before sundown. Good thing there was an unlocked door at the church down the road.

churches don't leave doors unlocked here anymore. they probably should though. they would save money on replacing windows & doors after tweakers ransack the church hunting something, anything, to steal...
