Setting up 16k in basement HELP

I realize that its a legal medical grow and you would know better than I.

Did you have to get permission from condo board?
Even if legal, bitching neighbors could still cause problems, so control that smell.
I have lived in townhouses before and could hear neighbors. A bunch of equipment humming all hrs. of the day could also cause problems.

Not trying to scare you. Just trying to avoid potential problems.
I would set it up as if it were an illegal grow. Control everything properly from the get go and your neighbors will never know whats going on next door.

How many amps do you have to work with?

100 but i plan to get 250 amp service for what i plan to do. Im not stuck with this house yet. but i have been looking for 4 months and running out of time. I'm sitting between harvests just waiting...

Never asked for permission from condo board. didn't know anything about that.

are you sure you have to do that in Ontario?

I have to agree with ganja and crane it's very risky in a townhouse whether legal or not.You're going to have at least 1 snoopy neighbor ,thats a given in a condo or a townhouse,and most likely it will be an elderly person who might not like cannabis or what not.

Like mentioned above treat it illegal.Even thou i am legal i treat it the opposite,just don't want the headaches of neighbors and leo etc.

Are you going to use a 5 ton ac?You know that thing is going to run in the winter,you can get a blanket kit it will reduce the noise but you'll still hear it.You might want to think about getting a chiller in the basement that way you dont have anything on the outside.It's pricier thou.If you go with a 5 ton do you plan on removing the existing ac or are you going to have both?

You're going to need a 200 amp panel installed.If you try to ask the HOA for permission,they'll start wondering ,just saying.

Smell will be another issue you're going to have.Shitload of scrubbers and Onas are needed.I would even put a scrubber on the main floor just incase.

The neighborhood comes in play also, It's less of a risk if it's not in an uppity uppity area.

But having said that i've seen it done,so good luck.

I don't know for sure you need permission from condo board. I do know they have plenty of stupid rules that you should at least look into before spending big bucks. Maybe call health Canada as well to see if any of there rules are different for condos.
I would also check to see if you can even upgrade the electrical, it also may be difficult in condo situation.

Like I said I am not tying to scare you away. Just think it's good to cover all things that may be an issue. If you have not removed conditions on your offer. You may want to check out these things first to save time and money in the long run.

Ok i just sent an email to my agent to accept the offer with a condition of seeing the status certificate.

Even a legal grow can be a headache. Depending on what state anyways.
I would read all the fine print of the hoa. Here in cali the lease agreements usually have wording about grows, legal or not. Same with Hoa's.
 
so I read over the status certificate. and what I get from it is some mods don't need boards permission. like changing the panel. me wanting to build a room in the basement does though :/. so what should I do? next house?

It's up to you. I would pass and find a detached house or small farm to work with.
I know your itching to get growing but waiting for the right place will be worth it in the end.Better to take another couple months to find the idea place as you could be there for several years. If your not tied to the big city, prices can be lower out in the country.
It will also give you more time to find out what you need to set up correctly.

Good luck kept us posted on what you find.

I would pass on this house and find a better one
What's the hurry , keep the tents going and find the right place
There's always some risk , legal or not but town homes suck
Also switching amp services would take to much of your 20k
You were thinking about buying 7k acs (multiple) for rooms
The space will work if you do buy it though. I would suggest checking out some threads with larger house grows in them for decisions like over head or vertical lighting
Google : LA Buds house grow at the farm it's a house thread with multiple rooms
I would also suggest that you use at least 5 gals over the threes

I prefer plywood to sheetrock in grows, nice to have places to hang fans.

For mildew, plan on getting around 400 pints per day of dehumidification, sulfur burners, lots of fans, and Safers organic fungicide. Don't burn the flowers! Keeping it below 50% humidity is your best option..
For air cooling, youll need 2x12 exhausts out that window, and a powered intake far away from the exhausts.

I really appreciate the input.
I turned down the house. Going to see another next wednesday. its about 70,000 less but its 20 years older (1989) and the upper floors are going to need work before i can live in them. but the ceilings are tall in the basement, 9ft as told to me by agent. the area I've been looking in is very hard to find good properties reason i even considered the townhouse.

are you saying 2 - 12" fans?. and is this taking air out of the basement or taking air out directly from the rooms i build in the basement?
