Setting up 16k in basement HELP

Not to be offensive, but, have you ever setup any size grow? Common sense and/or experience would tell you, no, drywall won't hold grow lights. I'd just leave it bare and use the joists but if you're set on a ceiling, put your drywall up and use a stud finder to find the joists then mark your joists out so you know where to anchor your lights, either way you have to use the joists.

You can use insulation panels on your ceilings ,but like stated above must use stud finder to mount lights to joists.

Thanks for your help guys, i appreciate it. but still a couple questions un answered.

Heres pics of the basement. how useable is this basement? Town home, built 2008. dont wanna have to make holes.
What would you guys do? the window is small (2x1.5) around 20k left after buying the house. already got 3 air cooled hoods (plan to air-cool) 3 600 watt ballasts, 2 1000 watt ballasts, a 14,400 btu portable a/c. Central air already installed, functioning sink and last picture is of the cold room which has water getting in as its directly under the front porch.
not much maybe like 3 shot glasses worth but there are signs of it being bad at some point due to water damage to the door frame at ground. seems to be a hole drilled about an inch in diameter to help drain...
i still have a chance to back out of this one.

This is the shot from the end of the pathway that leads from the cold room. The cold room is about 12-15 feet from this area i would like to use. No sign of the water coming out this far.

Heres a picture taken standing in the same spot as last but facing immediately right. the insulation keeps out the cold as that is where the garage is above ground. KEEP IN MIND any wall that does not have insulation is because its where the neighbours are (townhouse).
What is with the wood studs? were they planning on walling off that air device? the black insulated ducting goes outside. Can i use this advice to my advantage?

This pic is take from the furthest wooden studs in last photo facing left of the first photo.

This is taken facing the same way as second picture but the other half i cut off.
Do i need to put up mildew resistant drywall?

picture.php

I kill tents. never used open rooms before and hear too much mildew stories. i can't afford to lose a crop to mildew. This is organic medical and would have to chop down if mildew arises.
I have helped a man build houses before but only helped him on two and it was 4 years ago. i did retain a little knowledge but dont know how to apply it to this use (garden).

Please help me, I understand you guys have your own lives to live so i really do appreciate any time you can give to kinda guide me step by step with examples as roughly drawn as they may be. If you can. If not ill try to understand from explanation. though i suck at learning this way...

Thanks IC Mag.

Still new so i can't edit but meant that i have 3 air cooled hoods in total. not trying to cool 5 ballasts with three hoods lol. maybe I'm ripped and tired been up all night and u guys can make sense of it and I'm just reading it to myself messed up...

remember i plan to run 12-16k
i have two rooms upstairs which i have under control with tents. 5k

so only need to fit 10 k down here. can i do it? length of wall where ducting leads from exterior wall to the air device is about 11ft. From that wall to the wall where the sink is about 18ft but go the steel support in the way and the sink. from where i was standing in the first picture to the wall directly in front of me is about 17ft but i lose 3ft due to what seems to be a rough in for a washroom plus to the right as you can see in the first pic the wall comes out that bit so more like 14 ft usable...

Or maybe the stuff in the way can be used? I just dont know and its hurting my head.

Should i hang lights off joists then put up a ceiling? dont see how that would work, but only other option i see is too put a ceiling up first than hang lights from ceiling drywall. would that hold the weight?

Mark the beams on the drywall(don't fill in screw holes), then mount the lights to the beams. If you need to mount in area's other than the beams, run pieces of 2x4 from beam to beam(floor joist to floor joist), then you can hang the lights wherever you want.

If you are only going to run 3 600s,I would just use a tent pull air from the cold room. This could be a mother/ veg area. Not having to veg in the upstairs flower room will be more beneficial. Ideally your flower rooms should be constantly flowering. Look at it from a yearly production stand point.
2 flower rooms on a cycle, one room harvested every 5 weeks that's 10 crops per year. With 2 weeks to spare. I am not trying to insult you, do you have experience on this level? The hardest part is getting the logistics of providing a constant supply of plants ready to flower.haveing problems with the basement it's easier to get a feel for things with a tent, than having to make changes to a full on room.

Thanks! I currently grow perpetual yes. I am quite skilled at growing if i do say so myself. just not great with room configuration. I would prefer only a mother area and a veg area.
Bigger crops less downtime.
I think you misunderstand me a little bit. I plan to flower with 12-16 1000 watt lights. not 3 600s.

Sorry i meant i only want a mother area and a flower area. I need bigger harvests and i plan to take advantage of the downtime. between crops.

If you break down the pictures ti individual post it would be easier to answer.

The built up studs may be bearing points. Check above to see is they are supporting anything.

I would cover the ceiling to keep odors from escaping. If you cover it with foil lined OSB you can tape the seems with foil tape. If you can not find foil lined OSB then cover the OSB with panda film. This way you can hang anything any where just about.

That basement is going to get hotter than hell with 8k of lights running all day. I doubt your AC will handle anything close to that. This will be expensive to install. If you can duct threw that window to dump your heat it my help.

I guess it's too late now but why go with a townhouse? So many extra problems.
Condo rules require permission to change outside of building in anyway. Very close neighbors. Ect. Ect.
I've been involved in the building industry for a long time and have never seen insulation attached to the concrete walls like that before. Dam cheap builders. Also never seen or installed a telepost like that. Looks upside down to me. Surprised it passed an inspection. But maybe new ways are coming and I haven't kept up with the times.

The studs in the picture were poured into the concrete? If so they may be there for structure support, look above before you cut them out.

Sorry I don't really have much to help in room design. I will leave that to some more experienced people here.I will follow and learn with you though and offer any construction support I can.
Best of luck with the set up

Peace GG

If you have a water leak you are buying someones problem.

Smell and heat are going to be the biggest problems you have. The heat will ruin your crop alone. The smell will get you in trouble in any number of ways. Can you solve those two problems? If you can the next question is can you lay out the rooms to fit the size of grow you want.(water electric drain ect.) Answer those three in that order and you should have your answer.

My thoughts exactly. Hoa's and neighbors tend to be nosy..
You are more likely to get reported when connected to other residents. Watching my neigbors house burn down is one thing, but if he is connected to me, where my family sleeps? See what I mean?

This Townhouse does not have any rules about mods to the back of the home.
