Commercial Vs. Residential

Just about to fire up a 12K flip-flop and can't decide weither it will be better to pick a commercial spot since there is lots of vacant mill buildings in my area and rent is rather cheap. Plus they are already geared for a higher power load (300 amp panel) and im sure the landlords are dying to just get SOMEBODY in there... Keep in mind pthis will be in a MMJ state and will be fully compliant with the laws. Or would I be better of finding a residential spot to rock? Im sure each spot has its own pro's/con's.

I wouldnt get a merch spot for 24k thats for sure.

commercial for sure if for nothing else zoning problems are unlikely in residential politics may screw you

Cool... Just wondering about annual inspections? Do those only take place if there is some sort of business registered there? This is more like an over-sized storage unit with a 300amp main ;) with running water etc....

if it's not a business then it shouln't be inspected by fire marshall but the owner might have them check anyways or anyother kind of inspections. You'd have to build rooms and all explain why you got rooms in the middle of wahrehouse. I wouldn't do office buildings since so many other workers in the building. I also wouldn't do 12k + veg,fans,ac in a residential. Unless your allowed to grow that much weed in your med state.

Nope this building is mostly vacant.. And Im allowed 48 plants so 4 large plants per 1 verticle 1K. And I told the landlord that my family owns a few antique stores across the state and the unit would be used as storage for extra merchandise. I think I could easily convince him that I dont want some high end pieces getting weathered/damaged from the conditions? High quality artwork/posters?
I don't know... Just pondering a few ideas at this point. If its 100% compliant with state law whats the worse he could do? Evict a good paying tenant? Doubt it... Dont imagine this is a hot piece of property considering there is quite a few units within this thats been available for a long period of time.

I built a growroom inside a small warehouse some years ago. From the outside it looked like an office with a window & blinds. So even with the main shutter doors open it was cool. Residential might have consequences with the high electricity usage, won't be an issue with comm. I took over a year to find my unit. It was next door to an Indian food unit, so the whole corner of the estate smelt of curry! I took a 5 yr lease and handed it back last month. Completed over 20 successful grows. Location - location - location!

Yeah smell isnt too much of a worry... I always make sure to go a little overkill when it comes to fans/filters and odor control. Plus it will be a sealed room which will also help a lot.
Meeting the landlord this week so I can get a feel if hes an uptight douche or a scum lord tryna make some money. Anybody think I would be best off running a few big tents instead of building out rooms? Most likely would have to air cool or run portable AC's instead of a mini split but set up and break down would be 100X easier... Things to ponder I guess. Lugging lumber supplies, And everything threw freight elevators might be a BITCH....

No, call the police...

Then the police bust you, then you HAVE to prove in court that you ARE in compliance, all the while paying for bail and an attorney. Maybe even having to take a plea because the DA is a hard ass, or pay your lawyer to go to trial...

Having a recommendation IS NOT a get out of jail free card...

I understand its not a get out of jail free card but correct me If im wrong If all the paper work lines up and you have a lawyer with half a brain I don't see having to make a plea deal or any of that bullshit. This would be a 48 plant OP not a 500 plant cali warehouse.
What would YOUR suggestion be? I know youve been around the block with this type of shit and I would 100% respect any advice you throw out there.

I know and have known MANY growers, and I mean many...

NEVER once, no matter what size there garden, has the police just left when the garden got compromised...

No, I take that back, the cops leave and come back a hour later with a search warrant...

People think a Medical marijuana recommendation will get you out of whatever situation you have put yourself in with the cops, when if fact it does not...


My opinion? Rent a house...

Yeah I hear you guys on a real secluded house but in my area that just ain't happening unless I want to travel 45 mins+ which isn't ideal to say the least. Going to check the place out in a few days and will report back with some pics and I'll try to feel the landlord out and see whats up. It's in a city where mill buildings are EVERY where and in my opinion the guy will just be happy to rent the place out.
Advantages I see are that its 3 phase 240V power so the bill will be a lot cheaper opposed to it running in a residential area.
Running 12K I will need to get lucky and find a house with a huge open unfinished basement which also seems like will be a hassle.
1200+ electric bill on a house is going to look a little sketchy even if the bill is paid on time.... that damn meter will be spinning twice if not 3 times as fast as the surrounding neighbors... oh yeah and I forgot to say NEIGHBORS. That can also be a crap shoot.... not like you will know if the neighbors keep to themselves or are the nosey type until AFTER you move in....
@Krunch- I understand that having your rec's isn't a complete pass and if they want to be assholes they can still make you go threw the whole process of getting arrested/bail/court and whatnot. But this would happen running in a commercial spot just as it would happen if they busted you in a residential spot. I just feel personally a 12K in a residential has a lot more chances of things going wrong and getting discovered opposed to a commercial. Just my 2 cents!

Why don't you buy a house that is ghetto as fuck with an open basement? Then you don't have to worry about a landlord. Mortgage rates are low as fuck right now. You are not going to live in it so who gives a fuck? Throw some pit bulls in the yard to blend in, and you are good to go. :)
