Renting my house out

Hey all,

Few quick questions to anyone who may know or have experience in this matter.

I own a house that I'd like to rent to a friend. Friend is going to have around a 2000w garden.

What can be done to protect myself in the event that friend is busted? More importantly what can be done to protect the home from being taken? (its completely paid for)

House is in my name - water bill must remain in my name
All other bills will be in tenents name.

Just having my friend on a lease keep me/house safe?

on a 2nd note - I have another friend nearby who is renting from my father (mortgaged home). Its a slightly larger grow.. I used to live there before moving out; handing the grow over to my friend so that he can live a better life.

Mainly I want to do what I can to reduce my chances of a huge ordeal should either of the above mentioned places get busted. I dont want them to be linked together and everyone and my myself be looked at as the "boss"; and dont want to lead them to MY new house. Just helping a few close friends better their situation.

A single bust is one thing that we can deal with. An organized crime charge or running an ongoing criminal enterprise charge does not sound fun.


Note - I know this behavior may be frowned upon as far as getting friends growing, ect, but... ya gotta do what ya gotta do. Cannot continue to see close friends struggle when I have the ability and resources to help so greatly.

PS - not in a medical state unfortunately, but my states laws SEEM pretty decriminalized. What norml says and what actually goes down could be 2 totally different things.

Any help / advice is greatly appreciated.

Anyone know where to get blank leases per state for free? Everything I find you have to pay for.

If both houses get busted you are putting your father in jeopardy of jail time. I know you're getting kicks from the grows, and it wouldn't take a retarded prosecutor much effort to prove both you and your father knew about this, unless you came clean and admitted your involvment. And as your dads is mortgaged, and the rent is paying the mortgage, it could be forfeited....

Let me ask you a question? What's the odds that both a fathers and son's homes were used for grows and neither one knew about it? And you own one and used to live in the other?

I wouldn't go betting the farm anyone would believe you knew nothing about it....

All in all, bad idea all over like Scorpio said.

Best defense in that case? I would say ignorance. Then again, who is to say your 'friend' would not flip?

If you rental gets raided, I'd be willing to bet they would search you personal house also, if they find a grow in both = you knew about both = both properties taken.

If you rental gets raided and your house is clean, the chances of them believing you didn't know about it improve dramatically and may result in no property loss.

If you father's rental gets busted, why would they look at you? If you dad doesn't grow and his house is clean, he can just deny knowledge of it.

If you dad's rental gets busted, why would the cops be interested in the previous tenant? I can see them at least questioning the landlord to see if he had knowledge of it, if not searching his house also.

On the other hand, if you get busted, they will search other properties you own, then you renter gets busted.

If you own 10 rental houses then its obvious your a businessman and your less likely to have them search all your properties, including yours, they probably will though.

ouch - had a feeling I was going to get a response like that. I appreciate the reply.

How far does it actually get taken though - I had a buddy get popped (2000w) once..he made a plea deal and is on probation now. I would assume that once they've made their arrest of the tenent/grower they are happy. What makes them dig deeper into deed holder, ect?

I doubt both houses would get popped, but who knows.

I guess I'm asking a question nobody can really answer.


How would they prove I had knowledge of what my tenent was doing?
I mean if I had them on a lease stating that nothing illegal is to be done in the rental - how do they prove/prosecute on something like this..

Charging with it would be bad enough - but I cannot see how they prosecute on this.

Can they legally kick in the door of my rental should I myself get in trouble at my current house? That seems like it would violate rights of a tenent.

If in your lease you say that nothing illegal is aloud then you are good...UNLESS they bust you and find grows in your other properties.

If he got busted, they really have no reason to search the owner's(you) other properties I would think.

If you have a record, then that would be another story.

It also depends if it is just a freak occurrence bust, like that someone was pooped by the cops looking for some escapees or some once in a lifetime shit or whether they were investigatedone of you for dealing form the house or just moving amounts here and there to the wrong people. Also sense you say they are close friends if they are investigating you they might put you together with one of them since people probably know you are close, like you must sense you are willing to put yourself out there like this for them. Hey man it sounds like you have some wherewithal, just move to a med state and rip it up

Dude think about this.If your good buddy sold say an 1 once.To a guy he goes down the road got pulled over.How much do you think he would know.People rat like bitches in jail.Don't be taken advantage of.You have a good life be happy.

if your buddy knew better, he'd do better. dont put your ass on the line. you've got alot more to lose than him

sucks - just wish there was a safe way to go about it...

or wish I knew the real penalties before hand.

I'd sit down for a year, but dont want to be made an example of and get the book thrown at me. I heard cash helps - if you've still got some safe after a raid.

Might just have to do one or two - then tell my friends to rent their own place from a stranger. It sucks - because then there are landlord issues..which there are not now.


Its a damn shame this is even a worry - to cage a man over plant cultivation is insanity.

dude you should really know the laws in your area. Go pay a hundred to two hundred bucks and talk to a lawyer. But it all comes down to if they put you guys together or not, if it is a small grow that gets popped and there is not any talk of something bigger going on you might make out because a lot of cops are lazy and might not put it together, but if they here of something bigger going on or big to them they will probably try to make it a cause so they can get their name in the paper and a promotion
