Renting a house?

I don't think that I will be able to get the funds together to buy a house, and would prefer to switch locations regularly. I also won't be around during the summer and may be traveling some over the 4-5 years so having an empty grow house during those times seems like a big waste of money.
This grow will unfortunately not be legal since I will not be in a legal area.
I will NOT be living in this house.
It will be STRICTLY for growing..
I will furnish the house and keep lights+appliances on random timers.
As with owning a house etc I will try to stay there a couple nights a week, and will get to know the neighbors.

Is renting a home to grow in safe?

Are the rights the same as an apartment or do I get more rights since it's an actual house?

What electricity consumption guidelines should I follow?(Max amount)
I will be looking to get a 2 bedroom possibly a 3 bedroom if they are similar prices.

Can I rent in my real name? I don't have access to a fake ID (at least not yet).

Will it be suspicious that I am renting two different places under the same name?

Should I find a house that has utilities included or one that I need to buy utilities separate.

How far from local schools should I be in case I somehow get caught?

I will be installing new locks on all doors, what other security measures should I follow?

Proper sound, scent, and light protection will be installed.

Any other tips/advice on renting a house?

The house u have better security, i would rent from a property mgmt co, that way the dont watch u as close as and owner/ renter. As long as the lawn is mowed and it does not reek of herb u should be fine, and dont worry about electricty so much just pay the bill on time and try not too go too out of controll on the power (aka run ur shit on "off peak" hours. And the farther away the neighbors the better. And get to know ur neighbors a little, for all u know they might be really good friends with who ever owns the house and give them a call when they see u fucking up( party, loud music, and so forth) keep the outside clean and u should be all good, and renters insurance is not a bad idea if u own some nice stuff. Stay safe and happy growing

I will keep the place mowed and updated.
I will also get to know the neighbors well.

No partying/any other visitors will be in this house.

o yess! stay away from schools, if the closest crosswalk is yellow stay away, the cross walk needs to be white that means u r not in a school zone! r u in california?

1) Try to keep it to 1000w per bedroom of the house. IE: if you have 3 bedrooms try not to consume more than 3kw per hour. As people have said the important part is going to be paying the bill on time.

2) Utilities in your name. Why give the landlord more info about you? Especially considering that they are going to estimate your usage as x, and if it comes in at Y it might raise eyebrows. They may not even think it is a grow, but possibly a faulty appliance and then they will want to come out.

3) The school zone is typically 500, 1000, or 1500 ft. It depends on the state. Go to NORML's site to find out how drastic the increase in penalty is. It could literally be the difference between probation and a mandatory minimum 10 years.

4) You may not able to change the outside locks without violating your lease or causing suspicion. Just change the locks to the bedrooms or other grow area.

5) I would add a remote, viewable, security cam so you can monitor everything.

6) Landlord's rights are different state to state, but typically they have to give you 24 hour notice before entering your house. The exception would be an emergency.

I'm renting from a property management company, working out great so far. Haven't heard a peep from them, because they receive their checks on time. Property management companies only have so much time during the day, and they spend it chasing down non-payers and renting new properties.

As far as changing your locks, its the first thing I did. Do you think they are gonna come along and a be like new locks WTF break the window out and see what they are hiding? No, they will be like hey you changed your locks, and you will be like hey no big deal I don't want people in my house. At least you will know if they tried to get in without you there when they bitch about the locks.

I hope you have real income, or your going to have to lie and say you have student loans or something.

As far as electric, I run more than the 1kw per room rule which is totally bogus I think. I pay like 250-300 monthly in electric and I bet my neighbors pay less than 100. I'll let you guys know if I get busted for being wasteful and having a moderate grow. I just don't think that the electric company is going to bust through my door yelling "Stop buying so much of our product"

And as for utilities included or not. Hell no. If my landlord got my electric bill it would take away most of my rent check. I would be on the streets if my landlord had to pay my electric bill.

Krunchbubble, a big guy out in cali, says that the utility companies don't check your ss against any government database only their own. So if you make one up you should be ok. If you get caught doing this though have fun, I'm sure it's a felony or something (although you would have multiple at this point anyhow).

No one tells people who is living in the house they rent out. You can rent multiple houses as long as they are from different people obviously. You could do as above and put the utilities in someone elses name or a fake name, or just bite the bullet and look even more suspicious paying 2 huge electric bills(probably what I would do).

My answers are in the same order :wave:

1) Only 3kw run throughout the whole house seems incredibly low.. My house at home w/ my parents is running WAY over that. A typical laundry dryer could run over 5,000 watts.. That right there is over the amount I would be running throughout the ENTIRE house correct?
Add on a blender, T.V., Vacuams, Space heater, A/C, etc and you are way over that 2 kwh basis for a 2 bedroom house.

2) Point taken :D Will have the utilities in my name and ya.. a high bill might be slightly suspicious especially when its taking so much profit :D

3) I went to NORML's website and they don't have Ontario or any of Canada listed.. I tried to find a website through google of general marijuana laws in Ontario and couldnt find ANY. How can they not have a website stating it? Am I dumb and just can't find it?
Any help here would be appreciated! :D

4) This is probably what I will do, although I may just do all of them and if they make me take the locks off the front door I'll just keep the inside ones.. Might as well have extra protection :D

5) Any recomendations on a camera? This would mean I need internet access too correct? My budget is not huge but I would love to use this..

I've been looking on KIJIJI (canada's craigslist) for general estimates on houses but it is hard to tell who is selling the actual house.

I'm going to put locks on all doors :)

How do you go about paying for this? Can I pay directly out of the grow profits? I am not going to have a steady job (will be full time student) so how should I approach them about the money.. I have around 10k that I can put up front into the grow. Could I actually pay for a grow house with student loans? I feel like this wouldn't work or would be risky but maybe not?

I think I'll probably run around 6kw's in total lighting + fans etc.. Common appliances take up ALOT of electricity and I'll say I have an A/C + space heaters..

What would be the point of giving them a fake SSN? If I was caught I'm fucked either way right? Why add extra charges of having a fake SSN on there?

I'm confused on that since I would be talking to the person directly.. I don't want anyone else to know so I couldn't really get their permission right?

the rental company will need an OK credit score and cash is all they want u might need a co sighner on the house if ur credit is not up to par, and just google rental agency in ur local area, there is probably a ton.

I run my computer/servers, and often my home entertainment system at home almost 24/7. I do get what you are saying though.. It would be especially wierd on a non 24 hour light schedule (12/12 or 18/6).

I don't know if this helps in canada, but here in america I told my property management company that I am going to be using school loan money to pay. And student loans do pay the bills, but I give my school a little extra cash every now and then and they disburse more real money to me.

I run right around 4k, but there are two people living here and we don't do anything about electricity. We do loads of laundry all the time, Central air running all day, watch bigscreens all day, lights on, ect. 2 br house. If I were not living here, believe it would be 8k minimum.

Also if you run more than one grow house it seems less suspicious, and if one got popped the others would live to pay your legal bills. Again I wouldn't do it, but it can be done.

Canada also has some bullshit where they monitor electricity usage, but im sure you will be under that limit. Plus in canada isn't growing pot a slap on the wrist? Where I'm from it will be a slap on the ass, from bubba, everyday for years.

Well where I'm from I get student loans. They give my loan money to my school. They take what I owe and wire the rest to my bank account. Money coming from a school doesn't look suspicious and is "legit money" so if you pay your bill down a little before the disbursement you will get a bigger wire transfer. This is probably a bigger crime than growing pot, you know the government don't like money transactions they aren't involved in.

As for paying cash... I don't know. If I were a property manager I would know that if someone came with cash or money order every month their source of income is a little shady(I wouldn't care, but some might). Maybe once in a while I would do it, but certainly not every month. I don't pay my rent with "funny money" so I can't help you here.

Edit: I don't know why I am assuming you're going to college. If you are then just use your loan money to pay rent. Take the loans even if you have the cash, because that is "real money"

As A side note: I'd like to thank the lending institutions and government loan money that allowed me to start my "business"

Pay your rent in money orders. Happens all the time from people who cannot get checking accounts. No one at the money order store will even bat an eye at your stack of cash. that's what they see all day.

IMHO, I think it would be better to "buy" a house with owner finance or rent to own if it would give you "owners" rights instead of "renters" rights! A few dollars spent at a lawyers office could explain what your rights are. After you are through, clean it thoroughly and either give it back with an explanation of how you lost your job and were moving or sell it for payoff price and up your credit score at the same time, find some deserving family and get with the owner and set them up in it so they could finish paying it off and get your name clear of it, or just buy it until you need to split and split..clean it completely! No evidence at all! Call the owner and tell him you are out and he can sell it again! Even if you had to pay a $5ooo down payment, a pound or two would cover the costs and the years payments, insurance, and bills...
