Rental House, Building a room, Rent-to-own? argh!

So question open for all input and especially appreciated by those who have done this, but...

Was curious what yall thought about building a room in the basement of a rental house?

As far as building goes.. running 40-50 amp separate box into a room that has been built from the floor up with drywall, insulate it, use fire board and what not, we're talking 12'x12' for blooming of fruits and 6'x8' for growing or vegetative. Only using 3ooo watts but maybe upgrade in a year to 42oo watts.

Is this sensible in a rental, or asking for more trouble than worth?

The whole tent shenanigans has been considered also but the plants themselves would be planted in 1o gallons of organic goodness.

Thinking the DIY method would be preferable just cause it can get setup the way one wants it plus saving money on buying a bunch of goofy tents...

Also, read about the lease to own type deals after searching some info on this but not particularly leaning in that direction just cause it seems like you would need an attorney to work out issues, and not really looking to own some rental quite yet, guess it could always be an option though if the right place were to show up...

This method just costs much more than its worth though right?

Forgot to mention I do have experience in construction so wiring and drywall would be a cake walk..

Just thinking, what excuse would i have for the landlord/help if they do pop in...

Dark room for photography maybe?....

There have been numerous threads on this.

I ran 9k+ in the basement of a rental, and many others do the same. There are many steps to take, the most important being feeling out the owner/management company and setting boundaries about them coming in.

When I was dealing with the management company initially i made up a story about how our last place sucked because the owners brought through potential buyers all the time, and that i was only interested in the house if he could assure me that as long as we pay rent on time, we won't be bothered unless there is something wrong with the house.

To me it sounds like more trouble that it's worth. What if when you move out and have to take it all down? Does the landlord want you building on his property? That sounds like a PITA compared to just taking a tent down and moving it with you. Some of those larger tent grows are quite impressive and have great yields.

the biggest factor is the landlord man...my first landlord was a POS scumbag who would always make up excuses and drop 24 hour notices to inspect...had to tear down a growroom 2 times....after that i said fuck it..got into a mortgage and make payments. the cops arent gonna seize your house if you owe alot of money on it, only if you own it outright and once you finish making payments, rent it out and find a new spot, build equity in yourself property is the shit...plus lease 2 own protects both from getting the house seized because the owner on paper has no knowledge of the grow..
 
feel them out tell them your willing to turn the space in to living space if he pays for the material you will do the work. slam it out let them inspect before set up. downside is some times they want to jack up the rent at some point. so not always a good idea. sometimes its jsut better to take the quite road and knock it out. i would definitely would bring up how the last landlord would always come by etc and how annoying it was to feel them out for privacy issues.best of luck

landlord shop plain and simple... or get a commercial spot where the landlord wont come around and blow that shit up....



4k in a illegal state is small patatoes.... ive ran a 8k in a 1200 sq ft house np...

and a
10k in a 1500ft house... never no probs...

The idea about last agency/landlord always bringing in potential buyers and it pissing you (me) off. Seems pretty legit

Maybe looking into larger tents is the way to go, but shoot man, kinda wanted to build a little shin dig but guess it would be better to wait til owning an actual place.

As far as building the rooms go though initially didnt really want to mention it to landlord but maybe that would help smooth things over. Should be interesting, start looking at house in a couples months so yeaaa... Just getting thoughts and ideas together before this current rental expires
