home owners insurance wants to drop me.

well i talked to the actual landlord not his friend aka property management and hes willing to work with me and try to figure out a solution :dance013:. wish us luck way to much to loose. But if we have to go the fighting rout we have an attorney now.

that is great news!! talking to the actual property owner is your best bet. however, that would be a sight to see if you could load that in a truck heading down the highway. With that amount of pot, even in the most desperate of situations, I'm sure money can talk. Sucks you had to deal with this blatant act of discrimination! Maybe it's time to start saving up for some property. eventually you can make money off the property growing and possibly finance a house. small steps can lead to a more comfortable life. I could never grow if I didn't own. I would be too paranoid.

lol i hear ya im looking at some owner financing properties with trailers and stuff for next year im tired of this crap i been dealing with landlords and growing for 5 years, property inspections, cant do this cant do that, more property inspections, no growing. but man i wasnt looking forward to loading these into a truck, but i did think about how to do it if i had to, 5 guys lift onto pallet, pallet jack to move pallet to moving box truck with lift gate, load into truck repeat as many time as necessary estimated moving cost 2500 with 5 guys a pallet jack and moving truck

They (insurance company)can't refuse insuring the property just because of growing. The problem is that they won't cover damages caused by growing because it's still federally illegal. I'm guessing the property management/ property owner doesn't like that because they could get stuck with a bill if something happened. Let's say some one decided to try and steal your plants and kicked in the door. The insurance company wouldn't cover the damages because it occurred because of mmj. Or if you moved out and left the place trashed and he filed a claim for damages they could deny it and the property owner would have to pay out of his own pocket to fix it. I would just squat it out until harvest than find s new place.

Set up an account where you could place a large cash deposit in the event things get trashed. Be respectful of the house and property and the owner will relax IMO. Find out what he fears, and fix that problem. Direct conversation is your friend at this point, as you have nothing to hide.

Maybe have some key phrases when talking with him...." I always leave my rentals in better shape than when I first moved in. Keeps a lower profile."

I called the insurance company myself thanks to stankdanks advice and sure enough it's true there scared to insure the place because of the plants. They gave an example if someone tried to steal the plants outside and I killed them who's gonna cover that

Yea the girl who lived there last year blew it up with all mounds and left her dirt there so he's probably a little iffy with growers but told him we'll be put in Dec that made him happy

So my landlord told me that the Homeowners insurance wants to drop him because of my outdoor medical marijuana garden. Has anyone heard of such a crazie thing. Now he said he's going to give me a demand letter if I don't pull the plants in 1 week.
He gave me permission to grow on the property before I even Moved in
Strange, I have faced a similar issue and now want to find an alternative provider, in which company you're with right now, and how much you're paying?

I have not insured for a number of years, as it's not legal here. The loss of contents will be linked to criminal activity, and no court action would say otherwise.
Even if legal, an insurer doesn't have to accept your risk. A stinking garden full of money is more likely to get criminals around than not. Criminals that will have to give you a few breakages just to be sure you are not hiding 100$ from them. They are not staying in the garden. It's this element of criminality that keeps it illegal here. The law doesn't generally care about your home grow. They care about the scum it attracts. So they punish the grower for the scums effects on society. I digress..

It's a matter of risk assessment, and such an assessment might not be straight forward. So many companies just say no, which might be in the form of a crazy quote.

That's insane!!! Hiring an attorney is def your best bet!!

I rent an apartment where I have my small personal medical grow, the rental company has no knowledge of my grow, and Im even able to get homeowner insurance here!!!

In Canada, we have a federal medical marijuana program, so even if the rental company didn't want me to grow theres nothing they can do about it once the government approves my production license lol

Depends on the province, unfortunately and property owners have "rights" too :tiphat:

8 years later... not much has changed

some, as in very few insurance companys cover Cannabis here in canada, and rec numbers only.... for like a annual 4x, 5x price hike.

most will walk away from you if you mention growing at all. pretty lame IMHO

Unfortunately the insurance companies often paint with a broad brush.

There are things you can do to make sure that water leaks NEVER have a chance to damage property.

Same for electrical problems.

But unfortunately, insurance companies lump all indoor grows together.

An indoor grow run by a conscientious knowledgeable person is SAFER than a house with no indoor grow, run by careless morons.
