Colorado Landlords: Pre-Building Grow Rooms for Your Tenants

Laundry rooms with a floor drain, large enough to put a 4x4 in.

I just don't see pre-building anything but vent holes and putting in an extra outlet or two. Putting that into an area that already has a drainable floor would be a plus.

I still say there are a couple mansions around here that would look sweet with a 400w CMH NGB cab built into the wall. :) https://www.icmag.com/ic/showthread.php?t=29593

Yup, I think the 'alternate laundry locations', is a winner because it's a standard setup for the plumber, and the electrician......aaand would have both 120vac and 240vac. Only odditiy would be the drain and pan on the floor.

I've found that as a personal grower, I get by with a bit of extra bloom time... using T5HO 4' eight tube fixture in a 2.5'x4' 'booth'.

that sounds real world, could be done within code specs, nice size for what you would need, no need to sell it any type of way, actually no need to charge extra although a laundry room is a selling point in a home/unit, has hot/cold water, voltage for power necessary and most important nice and small as to not encourage the ignorant to go well beyond their means . . .

yeah I dig it, sounds about just what the doctor ordered

Im on my out there is the spring, been planning it for 2 years. Just sold the house I rehabbed and made a chuck. I plan to grow my own bud but don't want to buy right away until I know the area. Would perhaps paying your rent in full for a year and being straight up, convince a landlord. Im leaving rental properties in Chicago that my father is watching over and I would think money would talk.... Any landlords have property up for rent in june lol

Not familiar with the mentality of 'not wanting to own a home'. I only rented until I could figure out a way to get the deed in my name. What would cause/create that thought process?

Very Common thought process.
Especially to lots of folks who have already owned homes and didn't appreciate the time and expense required for regular upkeep.

Lots of folks don't want to cut grass, clean gutters, replace water heaters, re-roof the house, re stain decks, shovel driveways, etc.

They would much rather pay someone else to do these things.

Lots of folks do NOT want to be tied to a property and see owning a house as cumbersome, stifling to their mobility and archaic.

Personally, I'm sitting in a 5,545 sq. ft. waterfront home. I bought this house in 1998 for $465 cash. It has been appraised for $950k and will likely be a HUGE hassle to sell when my last child goes off to college in 2 yrs.

Thing is, my previous house sat on the market for 18 months costing me $2k/month (no mortgage. the $2k/month was needed just to keep it ready to show to potential buyers) until it sold for $30k less than asking price.

So yeah... LOT of folks have NO interest in being tied to property/owning a house.

Just an opinion based upon my personal experience... and worth every single cent you paid for it.

Money does talk, no doubt about it. You know that, having rentals is like a degree in business. lol

I wouldn't worry about disclosing the grow part of life.... as long as you are planning to stick to the legal numbers.......

If you aren't planning to stick to the legal limits, buy yourself a cargo trailer to move/with. Convert it to a grow room Before you come out here.... and of course make sure you can park it on the property you rent. (Covenants be a bitch)

That way the landlord, cool or not, has no access to the inside of it.

Show up with 3 months rent, in cash. 1st and deposit... Now you have Any landlord's attention. You know that already. Just be prepared to run the grow on 120vac, and have it so it can be hooked up like a camper/Travel Trailer.

I'm not trying to be a Dick, but this is the hair brained ideas my friends had back in 9th grade. to be clear I'm 35 so long time ago. Sounds like a bust or robbery waiting to happen. And don't give me that line about Co. being legal. It ain't legal ( when I can grow A many plants as I want the it will truly be legal).cops are going to crack down Hard on illegal more than 6 plants.. Shits going to suck for growers who don't have deep pockets.

Depends on where you live, I guess.
Around where I live, they don't give two hoots as it's just a huge hassle for them.

1. They would have to have probable cause to get a warrant.

2. They have to keep all your plants and equipment intact until legal proceedings are finished.

3. They have to make sure they are not busting a medical patient that simply hasn't gotten their license for more plants (That's what... $200 tops?).

There are definitely more 'anal' areas of Colorado than most... Park county is definitely not one of them when it comes to cannabis.

Now... you be an ass and grow 200 plants and start slinging it around with abandon, you're going to get busted hardcore for evading taxes.

Then, If you remember correctly,,, or heard. Obama told Holder NOT to prosecute above state law. So Feds are less of an issue... at least till the next administration comes in.

MMJ Caregivers certainly can have slightly higher #s than what I can have as a household (12 plants).

As long as you aren't trying to make like a 'dealer'. You're pretty much OK.

Nobody cares around here.

EVERYONE grows. Grows are a dime a dozen, used equipment is dirt cheap on craigslist, bud flows everwhere. Hell, you can even by it OVER THE COUNTER now. :)

This isn't a full-prohibition state like the rest of the union.

Yes, living in densely populated socialist areas (cities) can expose you to more dangers of being robbed... it's more likely to be by someone you know anyway.

Speaking of CL, I've seen clones for sale as low as $5 ea... I just gave away a half dozen clones. Guess I was too successful, cause my numbers were a bit high.
