If you own the house, and you're caught using it to commit a crime, it can/will be seized.

You have to own it outright for them to seize it. Until you pay off the mortgage, the bank owns it and they will not even think about trying to take it.

That being said, it's difficult to get multiple home loans even if you have a legit income source or are a Real Estate entrepreneur. Going the rent-to-own route is much easier because most of those people are underwater and need your cash to stay afloat.

if you get caught, there is no property seizures... b/c you don't own them... but you are pretending that you do so you get the privacy of owning.

Anti- Personally I wasn't much interesting in taking out a mortgage... I've gotta do something with the "compensation" I receive from the dispensaries... but I don't want to pay 40%+ in taxes either. It's just making more and more sense to rent-to-own.

Definitely. What you are saying makes total sense and is probably the way I would/will do it myself when that time comes that I have oodles of cash that needs to be disposed of. (After I buy a truck, of course!)


My only fear would be that most of the rent-to-own landlords aren't looking to hold the property indefinitely and collect rent. They're looking to eventually get you into a proper mortgage so they can get their payout and move on. (Of course, this depends on the individual property owner.)

I'd never buy one of those "get rich on real estate" courses... but I sure did download the fuck out of every one of them I could back in the limewire days.

Building a real estate portfolio is tricky in that a solid credit background`s needed to do more than 1 rent-to -own at a time , but in a depressed economy there`s folk`s screamin ta get positive cash flow back in their rental properties , so fortune favors the prepared mind......

I`m sittin on 4 houses from shutdown couple yrs ago paid for , brand new and remodeled from the inside out with all new landscaping that I can`t give away here in Hell cuz empty houses are everywhere round my parts.....and I ain`t givin my shit away nor takin the risk of idiots tearin up my shit for a yrs worth of rent........so....

I sit on my shit and wait for the economy ta turn around and pay property taxes......

I was fortunate in that I build houses and had a way to develop a portfolio in the form of flippin houses after I got past the rent to own phase after several yrs of paranoia and had enough disposable"taxable" income to purchase foreclosures to fix up and resell while growin my ass off in the basements for a 1 yr period till tear down and buyin another 1 from the grow proceeds of said previous yr.....

Ain`t rocket science guys , but yas gotta cover yer ass with Uncle Sam or the Tax man cometh........

Wealth thru Stealth works well if you`re a crafty , sneaky lil DIY`er that has a criminal mind with so much paranoia it DRIVES your ass ta be careful as a 1 man show....

In MY depressed economy, there are plenty of people who don't care about your credit, as long as you don't have any bankruptcies or foreclosures. That being said... Good credit will open up more opportunities, so I pay my bills on time. I don't keep my credit card maxed out, but rather I just pay it down regularly. Apparently it's good to carry a small balance. Student loans are my only debt. Cash talks... A $5-10k down payment gets people's attention.

I hope that's what you mean by fortune favoring the prepared mind.... Cause shit's coming up fast. I'm talking about 6 months from now. I have to get some books and we gotta chat some more...
 
Thanks Bobble for answering my questions...It makes total sense now. I tend to overthink everything,,lol. On a sisde note. I Just closed escrow on my first house. Yay!! It was a pain in the ass! My wife and i have been through hell and back trying to buy short sales and foreclosures over the last 8 months, beacuse thats 90% of the available houses on the market.
Short sales take months to get through all the red tape, and foreclosures are bid up by cash investors who can buy outright without delay. We lost a couple really nice keepers beacuse peeps were offering more then the asking prices and we kept getting kicked to the curb. We finally found a traditional sale (a flipped house) move in ready for a pretty good deal and not alot of red tape. My wifey is in the mortgage industry so once we got the offer accepted things moved right along.

Anyhow, thats why im on a mission to design this new room. the new house has a 20x20 ft garage thats going to be dedicated to our passion!!

Put bare minimum down on ANY property to allow more ability to finance other locations if possible and fix the incidentals during the 1 yr run till time to move ......

ALWAYS move your setups/locations.....Rule #1.....Complacency gives folks more time to notice you and every day you stay after 1 yr increases your chances of being noticed and shutdown the hard way.....

I slid under radar by remodeling and fixing up distressed properties while improving the neighborhoods , so when I was done and grown my ass off , I put a new family in a home that otherwise would`ve ended up condemned and torn down while taking away from said neighborhood.....

My only fear would be that most of the rent-to-own landlords aren't looking to hold the property indefinitely and collect rent. They're looking to eventually get you into a proper mortgage so they can get their payout and move on. (Of course, this depends on the individual property owner.)

Instead of "rent to own" look for "land contract", "owner financed", and "owner carry" properties. These are often full term instead of 2-5 years like the "rent to own". "Owner carry" has worked really well for me, cheaper than the bank financed stuff too.

The ring around the ceiling is working very nice in the flower pod, but the veg room feed line needs work, b/c of the predicted siphoning problem. I'll probably just hook up a 5gal bucket w/ a float valve, so only so much water can be sucked out, and then it'll get refilled before the next feed...

Is there a reason you can't just stab a 90* barb fitting into the feed line above the water line in the res? It will squirt a 1/8" stream of water back in the res while the pump is on (which is no problem, Free DO right?) but will also break the siphon when the pump shuts off.

Rent-to-own covers everything you mentioned SSG.....Owner financing is what rules the day for a quiet dialed setup done right under the radar while not living at said location as I refused to since I don`t shit where I eat.....but.....

I understand about economics and folks havin ta crawl before walking , so live at your illegal grows as little as possible , and run em at remote locations the minute yas can afford to if you`re in it to win it down the road......

Gotta work smarter and not harder when doin this shit on a production basis.....

Congrats on landing your first house! that's awesome. Thanks for sharing your experience as well... That seems to be the story I hear from everyone, that they looked at 20+ houses before they found one that they weren't outbid on. Rent-to-own is becoming more attractive each day.

Thanks a bunch ssg. Using the right words when looking for listings does make a big difference ime. There's a lot of ways to say the same thing.

Also, thanks for the tip on the elbow... I thought that there should be a simple solution like that, but I was thinking in bigger terms... I didn't realize a 1/4" elbow would do the job. That's a $0.10 fix instead of a $10 fix.

Personally I'm a big fan of having a super secret hideout. I mean every super hero/evil villain has a secret lair... lol... But really, somewhere to go where nobody can bother me, and I can do what I want and be in peace... = priceless...

even if it does come with 24/7 paranoia/anxiety until that bright day (5 years from now?) when I can step out of the game and hang out on the beach... Teaching others this shit.

ive been listening to you guys chat. was thinking about large res and automated watering. i dont remember where i came by the info..... calmag falls out of solution after couple days due to non-magnetized pumps?? or polarized?? something like that. anyone experience this? is it true? where can i find the "correct" pump?

also been going over auto-watering choices: blumats vs manifold/res/timer.......

beyond the need for dialage of manifold/res/timer, are there any beneficial differences? is it better to dry out plants verse constant level of moisture?

Do the plants dry out in RDWC?

We're not dirt growers here... Dirt is for the outdoors. Keep the medium saturated. If the roots have to stretch out to find water, then that's energy that could have been used for cellular growth elsewhere. We're creating an artificial environment where water is delivered on a consistent, stress free basis. The plant shouldn't have to search for it's next meal. It should focus on getting bigger and growing flowers.
