A good cover?

Pay on time and if possible pay a year lease upfront, i've been living in the same place for 3 years and the land lord has yet to visit, and if he did as long as your in a legal state and nothing in the lease says anything about growing you should be set. but then i may have gotten lucky with an absentee landlord who probably couldn't tell a tomato plant from weed.

Crazy idea here.... but you could setup an Aquaponics farm. Add a bunch of fish tanks and build cabinets underneath them with stealth growing tactics. If he wants to look inside we will only see "fish breeding". This will explain away sound, ventilation and some smell. If you are having a hard time with the aquaponics part of it just supplement the water with nutes. Google backyard aquaponics for more info or search this site.

you can also say it's a spraying shed.

as for explaining the AC, maybe consider hiding it a bit. build it into the roof so only the bits that need to be exposed to the air are, even those vents can be hidden from the ground with a bit of imagination.

i like the reptile idea, also the reef and fish tanks.

real shame you don't have internet connection, as the server farm is really pretty perfect to explain AC/ventilation and even high power use.

This thread is funny..

It doesn't matter what you tell your landlord if he inquires about modifications or otherwise 'different' shed/whatever.. he is still going to assuming you are growing 'pot'.

Unless you have proof to provide otherwise or the person is just oblivious to real life a little light bulb is going to go off in their head that says "hmm.. grow room?".

Most people are passionate about their hobbies and want to show people their interests so having a shed that you obviously don't want anyone is is going to be apparent should it arouse anyone's interest.

All of these excuses might sound good, but wouldn't fly with most landlords. They are either cool and respect your privacy or they don't.

L - "Looks like you've made some improvements to the ol' shed out back"
T - "uhh.. yea.. its my lizard habit (aka. server farmer, photography darkroom)..nothing you'd be interested in"
L - "yeah.. sure it is dude. Just make sure you have the rent on the 1st and don't be fucking up my property."

Unless you can really play the part.. its just not going to fool an intrusive landlord. If things are not hidden it doesn't matter what you tell people.. assumptions are easily made. One is more likely to assume grow room than any of these other suggestions in my opinion.

Stay Safe.

I don't think that the first thing the LL is going to think is grow room...but it is strange that you have built out his garage space...and then him or her having never seen what you have done to the place. Unless the guy is an absentee LL...or perhaps old and senile....they are going to want to know what you are doing in there.

I think it would be much wiser to just do it indoors in your house or apartment.

I think in most states...they do not need a warrant to enter that area.

Peace

sps and lps corals require massive amounts of lighting in the aspect of 10 watts per gallon for acropora species. so on a 50 gallon, thats 500 watts of mh lighting. i have corals (like the oregon mummy eye that i was one of the original people to get a frag) that sell for $200-$400 for frags the size of your pinky fingernail. Thats A LOT of heat and would most certainly justify a large a/c. if u have a 100 gallon frag tank and a 240 reef your gonna use about 1200 watts on your 240 (3x 400watt mh and a dual 250 on your 100 bare minimum for frag tank) and it gives you a GREAT excuse to have a water chiller plumbed outside due to heat buildup ;)

Also, the breeding of a small freshwater fish named the neon tetra has only been successfully done in absolute darkness. Even a momentary interruption in the dark cycle (aka landlord wanting to turn the lights on and look) will halt their breeding cycle from what ive heard from my friends in asia. Just be knowledgeable enough to talk your way outta anyone coming in.

OP..... reptiles and fucking coral tanks...maybe the landlord has interest in that stuff? Maybe his cousin does, nephew. " Hey OP, mind if I show my so and so". How about stick with something like a dark room for photography. Even if it interests " someone", they can't go in there cause everyone knows light will ruin your film process.

Just pick something thats basic. Over doing it in bumpkinville doesn't sound like a good idea.

Are these assholes on a need to know basis? Tell him you like poop porn and this is where your webcam is for your website. JKJK

Pick something basic. Anything with animals, someone in his party/maybe him will have interest in those. Storage for art with climate control / photog stuff. Both things are valuable , basic and need a lock. And nobody wants to see boxes or fuji film rolls.

Confiscated a new snake. Guy that had hims goin to jail for keepin this guy. Don't feel the least bit bad about turning him in. Guy was selling this snake on a public website, without a permit, saying it was a beginner snake. Those of us in the field know any cobra is not a beginners species. Called the guy to come check the animal out before I bought it, and he tells me that you don't need a prohibited species permit and that they've suspended all state permits. My next call was to fish and game to investigate these claims. So they sent someone over there and he was promptly arrested. He had 3 venomous snakes in an apt complex, lookin at all sorts of charges. Unconscionable seller was gonna get someone killed so he could make a $. People like this guy deserve what they get. Without further adoo here's the lil 3 foot monocled cobra

Start growing tropical ornamental container plants all over the farm, lots of them!

the shed is for storage and for clones and seedlings for your tropical ornamental addiction.

It's not too far fetched to have an African violet collection. with rare cultivars that need a constant temp.

then your cover story ties into your real deal... and the LL is not wondering why you carry all that water/soil/hydroton/5 gallon buckets into your man cave/workout room.

the herpetology lab is a good one... your not as suspicious running water and such to the animals.

whatever you do you don't want the LL to suspect meth...

having a bunch of nice looking plants... and improving the rental property should keep any LL happy with their tenants.
