for how many people? ...and how big a grow?

Ideally for me its gotta be a remote, backwoods, and I guess "barely" on the grid for the electric.

a bedroom big enough to make smaller by putting up a wall and creating a void between the walls for my grow w/ one of those scoobey dooo hidden doors that looks like a bookcase ...ya dig?....and an attic.

security courtesy of guard dogs...since they are ALWAYS on duty and are the best deterent there is....ask any crook.

PRIVACY first and foremost. If you can see your nearest neighbor, they are too close.

I'd rather live in a cardboard box in the woods than some of these giant houses with 3 feet of yard between them. That is my idea of hell.

AMEN! Brother! AMEN!

one thing to keep in mind about living "too remote" is that you stand out more...If your the only person for miles and miles and miles (thats what I prefer BTW) ...people take notice "more" than if your right in the middle of a city w/ peeps everywhere...and of course they are gonna be jealous and wonder what your up to way out here. (its just much harder to be anonymous)

...just something to keep in mind

True. For me, the ideal area is farm or ranch country, surrounded by good ol' boys. The kind of place where people still wave to each other as their vehicles pass on the road. Your agricultural interests don't stand out there, and you always have ready access to fresh manure.

And like you said, a couple of big dogs don't hurt, either. You need at least two, though, so they don't get lonely.

remoteness (no neighbors)
nice yard
basement
garage (2 car at least, and heated)
good water

Those are main factors when I buy a house. I want to be in the country, I want a nice yard so I can have a garden, I don't want no neighbors, and I think having good water quality is important too. I would like about 4 bedrooms or so and a basement. The basement would be set up for strictly growing but it would be hidden. I would turn a bedroom into a party room and smoke room. Last but not least I would have a garage so I can work on my cars and just chill. When I buy a house I will have these or I won't buy it.

I would be looking for a house, far from neighbors, has a good electrical service, and either big closets, or a room with no windows to dedicate to my hobby, possibly a good amount of land to hunt/grow on. A BIG garage (I own 4 cars, and 3 of them are I consider 'my babies')

I picked low price as priority 1

I picked low price as priority 1

My biker friends introduced me to a cool neighborhood on the edge of the woods about a mile from the nearest corner store. Lots of crazy people around, I feel invisible here. If you are single, pick a neighborhood where single people live. Real estate prices are starting to drop, it's a good year to start looking for a place, bid low.

A lot of these ideas are great but not always viable. If you are looking for a house with a prime grow space I would look for: (in no particular order)

1. Big backyard with high privacy fence (vinyl is good since no warpage)
2. Basement that has growroom potential with only some bracing and drywall needed....exposed rafters can help for hanging lights and ducting...no stud finding
3. Local water quality
4. Some separation from neighbors so the punk ass 15 year old next door can't peek over your fence from his 2nd floor room and see your Widows in Sept (if outdoor grower)
5. MEET YOUR PROSPECTIVE NEIGHBORS BEFORE YOU BUY!!! Cant stress it enough. Getting a feel for the people you will live near has a huge impact on your comfort level. I know this personally. Some neighbors will just be busy bodies all up in your shit. Once you meet them you will get a feel for the nosey factor very quickly.
6. Solid electrical wiring in the house. An older house (built in 40s/50s will have a weaker system that a big grow can't handle. As part of an inspection stipulate that the electricals be upgraded in order to close.
7. Investigate the local police department (county, city, etc). Different jurisdictions have different philosophies about law enforcement.
8. Hydro store close by? Bonus!

I could go on forever....

think about shade for the summer months. you'll want a tree to provide shade on the house in the afternoon.

you'll want a solid foundation and the drive to be in good shape.

think about winter months (if applicable), is the drive steep for ice?

south facing windows are nice, the windows themselves need to be modern. if possible, avoid plaster walls and check the attic's insulation.

asbestos may be important & if you have a kid, what kind of paint is on the walls?

overall layout is important too, you'll want a mudroom and ideally the main entrance won't face the north wind...

Yea I can't stress efficient windows like ff said.. my house leaks like a damn seive (old).. hard and expensive to warm during really cold winters.. my ideal house would also be in the country somewhere.. One thing that always concerned me with that though was because neighbors are a lot more friendly out there, even though they are few and farther between I've always wondered if that didn't make it more dangerous because they may be more apt to just randomly stop on by some day.. But then that can be worked out with the previous suggestion of getting to know your potential neighbors.. My buddy just moved from the city out to the country and man I'm so jealous.. 2 lakes, mass acreage, wildlife.. and most of all no one around!
