Im here in the valley, turlock area, and we were hit verrry hard with forclosures and I can tell you that every house on the market down here has a sale pending with the exception of 300k and plus homes. I dont know much aboit foothills but I do know down here its gonna be tough to find a home at the right price. Like someone else stated its all these invesment people swooping in. Im currently working with a realtor on finding a home myself and its been very tough. If u dont have an offer in on day it comes available then its to late.

I think they're looking in the wrong areas, then. The property I mentioned has full sun all day long, just needs to be secured with good fencing. Another home behind us is *finally* pending a sale. Are these people paying cash, or financing?

Most of what I see are cash offers from investers, and some first time buyers. House prices are still low but have risen in last few months. I looked ealier today and seen a few conventional homes forsale also, not nearly as many foreclosures

I am not seeing that at all....looked at quite a few areas....lots of 1-5 acre properties with house available...of course fencing is needed....but lots of possibilities.

The guy stated he was looking in the valley and chico areas, I have no idea whats going on In foothills and im sure there are places available but down in valley where im at its slim pickin. Unless u want to live in ghetto or you have over 300k for the upscale part of town.. things are turning, fed reserve said house prices rose 1k in last 2 months.not alot but its something..in valley you will not find something with 1 to 5 acres unless it has an almond orchard on it. And sale price for those are outta control. I did see one go up on market 2 weeks ago 7 acres asking price was 715k crazy! Its still on market if someone interested.

Speaking of venture capitalists and investors, I just read a horrible story about a man out in SF who lost his home to Wells Fargo and their 'dual tracking' bullshit. WF is a bullshit bank and lender, they really piss me off. He didn't walk away, he had lots of equity in his home, was trying to work out a deal with WF and they foreclosed on him while he was in the middle of the whole thing. A lot like the neighbor across the street, may she rest in peace, though I don't know how much equity she had in the home.

While it's good that housing prices are coming up, slowly, it's no good that these are mostly foreclosures on the market. I am SO glad we're not in a position to have to sell right now.

OP, I think Colorado or Washington are much better options. California sucks. No way you could seriously be considering moving here. Just ask all the other green rushers how it turned out for them. Then again... Hopefully they'll all be moving to those previously mentioned states now as well. But that's just hoping as they all foolishly blew their wads getting to California and now are too broke to leave..

I agree this is not the place to move to now, unless its for a job or family, moving here to smoke and grow would be foolish for a profit that is. If its for the other reasons then this is a good place to be, lots to do and see.pretty expensive is also the other down fall.

So you're saying Green Rushers arent turning a profit, people dont enter into markets unless there is money to be made. I would agree that most green rushers arent banking out west but there are success stories.

There are far more stories of failures than successes. Part of the problem very well may have been the collapse of the housing bubble, but plenty come out here only as renters.

Ya def not the place to go to but I won't say where I'd go . If they have tv about people doin shit out in an area chances are the money is pretty dried up already

California....if they are doing indoor 90% fail.....people are just not prepared for all the expenses it takes to get going and learning to grow ++++the market is very tight and super competitive....You don't just buy some clones...a few lights... and Bam you got AAA shit...right out of the gate...just not gonna happen......where do you think all that low grade and mid grade shit come's from?....people thinking it's easy.....

Here is an example of what you need to strive for to be successful here.....and you can't do it your first time growing.

Cali is more expensive than just about anywhere else except NYC. If you are moving for a job thats one thing but, most out of staters moving here for the green rush fail and head home within a year or two. Cost of lving, pg&e, taxes, gas, etc... are your bigger concerns than grow options and county regs. Shit!! My daycare bill is a grand a month!! As for good areas with low crime, there are many. I love Chico!!! Everything under one roof for me. Amador county is great but so freakin hot in the summer. Grass Valley, Nevada City, Weed, El Dorado and Lake County are great places if you have a decent "job". None are cheap but they can be affordable. If you have kids then some of these places are gonna be cool and others no so much. So many factors to think about its hard to gage needs and wants from a simple post.

Then after you got all that put togther you gotta go find some gear that people here will be willing to pay $ for. Remember tho, this is the land of fire and if you just got some decent or even good quality herb, then you are like 98% of the people here already. Good luck with whateve you decide.

This is a dumb question but in what ways are Washington and Colorado much better? I know the cost of housing is lower, but not that much lower... and I thought the market is flooded in all three states... except California has a more established market with lower barriers to entry. Is the kwh cost a big factor? Please correct me on this.

I took a look at some properties in Pioneer, CA. Really nice! Especially for the price, there are some nice values and the area looks gorgeous. IL is about as expensive as CA and the weather and the roads are terrible. Lived in CA for most of my life and would love to settle there, but I like mountainous regions and unfortunately they lack jobs...If there were jobs to be had near the Jackson/Pioneer area I'd move there right away.

For the general public...that will bring in a ton more clients.

KWH are a big factor....California (PG&E) has some of the highest rates in the US...if not the highest...if you grow you will hit the 3 & 4 tier rates which is .34 a kwh...so a basic 4k grow will cost about 800 per month...++++ what it takes to run the home +++your fans, pumps, T-5 for veg......you start running the numbers and it adds up quick.....personally I would find another state that has low or very low rates on kwh...and move there....I hear there are some at .07....not sure where they are at....but you could afford to grow there and make some mistakes.....

I have lived in California all my life....love it here....but if I was looking for a place to grow...and taking in all the factors....there has got to be a better place, when you factor costs.

After that, $.107172 Per KWH.

I'm pretty sure this is the issue throughout the foothills. Consider also Calaveras, again, IF you can find work. May I ask, is there a specific type of work you'd be looking for?
