Modesto, and Stockton does have some tweak factor, but it all depends on what side. Of town your on, both are pretty big city's I know to stay away from west side Modesto and south side Stockton, both towns have great middle clas neighborhoods and great upperclass where no one bothers you, best to find something just on out skirts of those towns, there both surrounded by farm land. I know u can not beat the houseing prices there. 4 bedroom at 150k all day in newer track homes. The outskirts is where. It is at. Be out there with the farm boys, most of them all smoke and not very nosey. Something with a couple acres in between houses and a long gravel driveway off the road and your set.

Cental valley los banos...not to bad Dependin on neighbours...3000sqf home for 160-185...regular 3 bedroom 1500sqf like 110-125...all built around mid 2000's not too bad

i would never want to live in los banos.....there is zero quality of life there. central valley towns are not a fun place to live....


i reccomend butte county because it has everything you need....larger city/suburban style life...lots of bars/girls at chico state...some of the best fishing and outdoor life in norcal...decent pot laws..and the ghetto factor isnt that much. you see some tweaks around but thats pretty much a given for all of california....

Naw I feel u...my parents moved out there luckily they live on the nicer side and pver the past few years thy have built HellA shit and quality of life has improved but still a piece of shit place lol...and its only $1000 to rent a nice house and only an hour from san jose...I would def pick a spot in the 530 anyday even if it is more money but my wife and kid are here with all or other family...I was lookin at the question as a spot to grow at and visit 2 or 3 days out the week...530 would be out of the question but for next outdoor season i am really lookin into it!

I'm tellin' you folks, man, the Sierra foothills have screaming low values, especially the counties that are furthest from the cities and developed areas. AND they're 2-3hrs from the Bay.

For example, you'll probably still be paying in the $300K+ range for a 3br/2ba home on maybe a couple of acres at most if you buy in El Dorado Hills. But go a county or two south and you'll be paying maybe $200K. In fact, two homes for sale, one across the street from us and one behind us. The home across the street is 4br/2ba, 1.1acres. Last time I looked it was well under $250K, under $240K and they're probably dropping the price again. The place behind us is a 3br/2ba on 3acres and it's listed at $195K and is EXTREMELY private.

One of the most important things to remember when looking at property in the foothills is that elevation affects price (the lower you are the higher the cost, due to access to the cities, schools, as well as having more reliable services such as power during winter, roads plowed, etc).

I still recommend Calaveras county over the other counties specifically for their MMJ stance and ordinances, they are the most generous.

I've never lived or even driven in those areas, but I do have a friend (born again) who's out there, and from what I understand it's a lot like it is out here. I don't know specifics about laws, but I would expect land values to be very similar. Being more coastal, I would expect the weather to be a lot more like Humboldt, Mendocino and those areas; i.e. prone to fog, at least at lower elevations.

I'll have to look up the county it's in, I haven't read of far north California counties putting moratoriums on cultivation, or trying to zone it out of existence. Right now I would stay very far away from Nevada County, though.

Oh, wait, I've driven past Yreka, going to Portland. I think we stopped there for gas. There was a big fight between two female workers at the Taco Bell. I felt sorry for one girl.

Hopefully someone who's familiar with that area will pipe up.

Actually, Yreka isn't coastal, it's roughly 100 miles inland as the crow flies. It is very arid and is kind of similar to northern Nevada, but changes quickly in any direction from there. It is the county seat for Siskiyou county, has the most shopping of any of the towns in the area (not to be confused with having a lot of shopping, however!). As the county seat, it has far more police presence than anywhere else in the area. According to Wikipedia, Siskiyou county is the 5th largest county in California and is larger than three states, but the population for the entire county is around 44,000.

Yreka is perhaps the least attractive town in the county - it is out of the snow belt, and the living is considerably easier than some of the other towns in the county, so it has a low-rent element. There is an extension of College of the Siskiyous there, with the main campus being in Weed (no shit!), about 30 miles south. There are some really beautiful places nearby - Fort Jones, Etna, Mt. Shasta, etc, but you need to understand what small-town, rural living is all about. Redding or Medford are the closest options for shopping choices, entertainment, etc. You will find some of the highest prices for gas in California, and an unemployment rate that is well over 20%.

starting to look rite now...central valley,yuba city,chico areas...weighing renting vs buying......house vs land...can find land out in the hills for cheap though!!!

Good luck finding a house now, almost none on the market and the ones that go up for sale have 6 offers bydays end. One other thing I noticed, bidding wars again, house are going for more then asking price due to bidding between buyers.

What location are you seeing the bidding wars? That's suggesting to me that realtors are finally wising up (or home sellers are finally wising up).

Home across the road from us, just over an acre of mostly flat land, hilltop with decent views. 4brm, 2ba (or 3, I can't remember). Foreclosed on in April, STILL sitting on the market. They've lowered the asking price at least three times, last time I checked it was well under $240,000, and it's still sitting on the market.

Hell, I think 1/3 of the town that I live in is for sale at prices that are lower than they were 25 years ago, and I haven't seen a house sell in well over a year. I don't pay a great deal of attention, but keep loose track of the yard signs.

lots of stuff for sale but anything with grow potential is usually getting hoarded by real estate agents who knows whats up...and yes i have seen bidding wars, once a grower sees a potential slope and the right requirements they usually come up on price. recently saw 2 friends bid on properties and down payments went from 20k to 40k real quick....the overal sale price doesnt get much higher its the down payment that they are trying to get people on.

I think they're looking in the wrong areas, then. The property I mentioned has full sun all day long, just needs to be secured with good fencing. Another home behind us is *finally* pending a sale. Are these people paying cash, or financing?

I am not seeing that at all....looked at quite a few areas....lots of 1-5 acre properties with house available...of course fencing is needed....but lots of possibilities.

Also..I know growers who have very little money saved up, they bought a vacant parcel with power....moved in a travel trailer, had a well put in, and had a real successful grow..did it all for like 15k....and their payments are super low with owner financing....they did it right though....stayed way under 99 plants and all their paperwork is posted...got checked 3 times by lawenforcement...never had a problem.
