what do you all think about my rental contract language(permission to enter)

here is my clause in my condo(apartment):


Owners right to enter:

owner or agent shall have the right to show the premises to prospective residents for a period of 30 days prior to the termination of the lease. resident shall permit owner, his agents or employees to have access to and enter said premises at all reasonable and necessary times to inspect the premises or for any purpose connected with the repair, improvement, care management of the premises and the building in which the same are situated. a 24 hour written notice will be provided except in the event of an emergency.


You think that is a grow-friendly situation as far as renters are concerned or the opposite?

i dont like the first bit about 30 days prior show off period, but the other bit ensuing such is fairly standard rental clause.

we can enter 24 hours notice or emergency blah blah

You are writing your way out of being able to inspect the property at any other time previous to that thirty days. If you wanted to inspect to make sure they weren't destroying your fucking house you couldn't without an "emergency." It may sound good but I think it would be better to get in touch with a professional grower who knows what they are doing and how to do it. It is always better to have good people in your rental than cater your rental to the lowest common denominator. I mean if I were a renter reading it I would know that I could be secure in destroying your house and you couldn't come over without something that would stand up in court as an "emergency" or I could sue for breech of contract. Its a tricky game to play when there are major costs and liabilities involved like with a house and growing. Do you have all your ducks in a row as far as insurance?

Edit: Didn't read the intro, only the clause itself. For you as a renter, golden although you should get in writing what constitutes an emergency.

seems standard, but i know when i lived in a co-op they had sprinkler inspections that were MANDATORY. I'm guessing condo is very different from a co-op so you might want to check that out.

nothing worse than having to take apart a grow
