Small industrial space/warehouse

I used the search and I found some good info but I didn't really see anything to what I'm thinking. I'm in a med state and I'm considering renting a small warehouse space(like 1000-1500sqft) and running a 15-20k watt grow.

I was thinking about trying to find a cool landlord but for some reason my gut tells me that could end up being trouble(all I need is the landlord to tell his buddies). So my thinking right now is to set up a legit website and start an LLC for a cutting/herb business I was already planning on starting. That way I could claim to the warehouse landlord I want to set up a climate controlled unit for my plants and use this place as a storage house/shipping center for my cuttings and such. To take it a step further I was thinking I would build the growroom with a front room before the actual grow room that houses various cuttings and plants I work with to keep it looking legit in the worst case someone stumbles in.

This will also cover my ass during inspections because instead of tearing everything down I can just make sure it's all to code and replace all my MMJ plants with 100% legal plants to keep with the cover. Seems pretty ingenious to me.

I know this isn't the most popular topic but if anyone has anything to offer that would be awesome :) Maybe at this level just renting a small house would be a better option? Warehouse def cheaper tho.

I'm still not sure to be upfront or not. I just know I'd be super paranoid if the landlord knew, I guess it depends on the landlord honestly. I could always scope um out and get a feel for um. At weird as it sounds tho it just sounds more safe to me if I keep it stealth under wraps. That's mainly what I'm trying to get advice on, people who have experienced this and what they chose to do :)

Obviously I'm not gonna choose people who forbid marijuana growing but if they don't say anything and I got all my paperwork in order I don't see the harm in keeping it stealthy. I'm a noob to this tho :laughing:

This is far form ingenious. Fire Department inspections are on the spot with no warning. As well as insurance inspections from your landlords insurance Company. As well as your landlord wanting full access.

Your landlord will also want you to provide liability insurance, and that insurance Company is going to want to do inspections as well.

The biggest problem is the fire department. The rest can be handled with the right landlord.

I have recently had all of the above happen in a business setting(not a grow). It seems next to impossible to pull off what you are wanting to do.

Maybe try the hood as the fire department sometimes does not do their yearly rounds.

The fire department doesn't tell you when they come?

That's my biggest fear that someone could come unannounced but if I had proper security and changed out all the locks(can I do this on a commercial property like that?) I figure that should give me at least enough time to reschedule for a day and get all the plants out. I also figured since it's a completely legal grow(by state standards) in the worst case scenario I would just be evicted.
 
My warehouse is used for boat storage. With out retail access there is no fire marshall inspection in my county. Find a private owner who does his own lease. Don't go through a property managment co. It would be wise to age the building before actually doing anything stealthy in it.

I know of many people that have made the "storage" thing work. They were all in the hood, and the landlord knew the deal. Every warehouse I have had(no matter in the hood or not) the Fire Department came by for inspections.

Landlords too.
 
Not a storage unit but a 4ksqft warehouse. Have had it for 15 years, have run a few businesses out of it. now just use a couple o hundred squares for this thing here that we do.

Haven't seen my landlord in 12 years or the FD, which is about 1/4 mile down the street.

One plus is there's no tiered electric.
