Renting a house

Is it ok to rent from a property management company. I know the perfect scenario...rent from somebody who lives 2000 miles away but if I cant find anything like that is a PMC ok? I think it would be better than renting from a person who lives in the same city. I have had landlords in the past want to be my friend and thats what I dont want. Any feed back is appreciated.

I rent from a PMC but, my landlord lives about 45mins away in san jose and I havent seen, heard, or spoken with him in 3yrs. companies are good because usually the owner doesnt have the time or what to deal with the renters

Dude....we rent from a lady 2 states away, but she has a sister here. They've been by here once already and wanted to stop by on some random trip to see the sister. Thank god we didn't answer the phone and she didn't come by. That was twice she was here in less than 6 months!!!! AND she's gonna be here sometime in August....and letting her stop by for a friendly innocent chat makes me feel like it's giving her access to the whole house...and I don't like that!!!

Even having that "perfect landlord"....is a pain in the ass!!!
 
Miss Blunted, that sucks. Tell them they can't go somewhere because you haven't hosed down your sex-swings yet and the smell would be embarrassing.

I have the perfect landlord!, when we did the deal the conversation went like this..

him "my house is up for rent"

me "i'll take it"

Him "dont you want to look round first"

me " yes but i'll take it"

him "sweet, and your landlords not arsed if you do a grow"

me "sweet"

he only pops round to collect the rent and always has a time for a spliff :).

In the uk a landlord must give you 24 hours notice when they want access, i have rented off management companies in the past and always managed ok, i wouldnt do a big grow in one, keep it small enough to hide, when they ask for access stall them and hide stuff.
 
Best bet is to still try and find an out of town or busy landlord. The less paperwork the better. My landlord didn't check my job history or previous landlords. I looked in an area that is near a rough part of town. They are practically begging to have people occupy this place. Keep looking, you will find a place with a good landlord. Remember, if the ad looks sketchy on craigslist, it's probably fake. That's why I hate craigslist, damn Nigerian scammers. Be safe and happy growing.

i grew in multiple scenarios with PMCs. they are the best bet in my opinion. they usuually live out of state and don't want to know you. i've had grows in houses before where i never even me the landlord once. just the property manager. and he managed 50+ other properties he was trying to keep rented, so as long as you have the money on time a PMC could give 2 shits.

So if I see a place for rent and nothing is mentioned about cultivating should I ask if it is Ok ?

Or is it just commonplace to not allow grows in rental properties - like it is in the fine print of the lease.

I am coming from the east moving to Cali and have been looking at small houses and apartments online - wanted to get an idea of a what is there before showing up. But all the craigslist ads don't mention no-grow policies and I just don't want to show up and find it standard practice to have a no-grow clause in the lease....

Interesting - kinda changes my whole perception of how things are in Med states.

I just figured since it is legal then rental agreements would deal with it in some way as in having standard "no-grow" clauses or conversely having a general acceptance of growing where it just isn't mentioned.

So if you get a lease and there is no mention of not allowing growing then it should be Ok right ?

And if the neighbors complain about smell then you would have to do something about that just out of being a good neighbor but otherwise should have no problems ?

well. commercial growers are known to royally fuck up houses and not fix them before they leave. sometimes completely ruining the houses for good. what do they care because all they have to lose is a secuirty deposit. so yeah, landlords most landlords don't like growers.
i would act like you act in non-legal states.

It is my understanding no grow clauses are standard in cali

i also look into this.. but many PMC require back ground checks, wants to know how many ppl will be stay there and what you do for living.. etc
what do you guys say?

Yall were talking about cool landlords earlier... Mine said he was going to do a check up 6 mths after we were here and that was 3 years ago haha!


we take care of the house better than his last tennents who pretty well fucked the house up!

I would say if you have a medical liscence you are good to grow just don't make it big enough to attract attention.

seems common in some parts of cali
 
i like that my landlord lives a few states away,lived here for few years and seen her when i signed the lease and when she came by about 2 years ago to renew the lease.she comments on the improvement and upkeep.loves the garden i did in the back yard.shes walked by my grow area inside the house and didnt even notice anything out of place. love the light proofing and carbon filter
