I am renting a house right now and I was just informed that housing inspection might be coming to look at the roof. It is in very poor shape and needs to be replaced badly.

Everything is contained in the basement, and nobody should need to go down there unless they request that the main be shut off for working on the roof. No wires are running along the bottom of the roof, so that shouldn't actually be necessary.

My current plan is to keep running and play it by ear. I changed the locks when I moved in so the landlord does not have access to the house. I will obviously not let anybody into the house while things are running. If somebody needs access to the house 100% and there is no way around it I can delay for a day and breakdown everything. In the mean time I plan on doing some major cleanup down there. Pack things up, keep the floor swept, get rid of junk I don't use. Just make it as ready as reasonably possible if I have to breakdown and cleanup.

This place has been a dream so far as far as the landlord and neighbors leaving me the fuck alone. In fact leaving things the fuck alone is the whole reason the roof is in such bad condition! If I can get through this roof issue I think it will continue to be a great spot.

Worst case scenario is that I have to kill everything for an unknown amount of time.

Thoughts, quesitons, comments?

If they are just inspecting the roof you should probably be okay. Take a good walk around the outside and make sure you cant smell/hear anything. I had to have my roof inspected by 4 or 5 different people and my insurance company, then had the entire roof replaced all while my grow was just a few feet away humming along. Very nerve racking but it worked out well. once you get your roof repaired/replaced your dream home will be even more dreamy. good luck
 
They shouldn't need the main shut off to fix/replace the roof, where will they get the electricity to power their compressors and tools? If they are just coming to look at the roof, I wouldn't sweat it. Your Grow area should be clean at all times in the first place, and certainly should be able to pass a basic inspection. No bags of media, nutrients laying about, nothing. What if you have a small fire or emergency and EMS has to come in? Its kid of like when your mom says wear clean drawers in case you get in an accident. You have to go in my basement, and through 2 doors to get to my grow area; there is nothing that says anything is being grown besides the 2 ballasts hanging on the wall outside the growrooms and I can pack those up and just leave dangling wires if need be. Paranoia is your best friend while growing. I've been through a basement waterproofing on one side, a refi inspection/appraisal and an an insurance appraisal in the past 12 months and nobody knew anything.

My whole basement is my grow area. The rest of my house stays clean.

In most roof replacements they'll just scrape off the old shingles and put a new roof on. The only time it gets more involved is if the wood underneath the shingles is damaged and needs to be replaced.

Roofing shingles make a mess and there will be a guy picking up all the crap and nails on the ground around the house so just make sure you basement windows are covered up, no smell is escaping and no noise can be heard outside.

Aw hell......you should be fine for the roofing....but anything else would make my balls shrivel up. Half my systems are in the basement, water heater, furnace, pool pump/heater/filter, one electrical panel. I can't use my whole basement, if my furnace goes out or I have a systems issue, whoever came to fix it would be coming face to face with the pineapple express movie. I wish I could use my whole basement...I have almost 2800 sq. feet down there and 9 foot ceilings. Run 20k and brownout the whole neighborhood on my way to jail......:biggrin:

Shit, with that kind of space you could be making enough money to buy a new furnace or water heater if one goes out. It's probably what I would do if mine went out, then just swap the old one back in when I move out. I've done plenty of repairs to this place that were really the landlord's responsibility, but I just didn't want his slum repair monkeys* crawling all over.

*not racist: they're all white
