Real estate agent access while renting house for sale

I have been renting a house for the past yr, and i recently found it's been put on the market for sale. I have a grow cab built into the spare bedroom's walkin closet, that i'll be flipping to flower tonight. My question is, if a house is up for sale, and the listing agent put a lockbox on it today, do they still have to give the normal 24hr notice to enter premise??? Because i was sleeping this morn, and the agent knocked on the door and i didnt hear it in time and then i heard some messing with the lock, and he came right in! I flipped out on him, telling him that i understand its on the market now, but there is still a lease, and they DON'T have my permission to enter without me being there and without a 24hr notice. I told him i have valuables and weapons in the home and am not willing to take the chance of something getting stolen. Would i be foolish to continue with this grow, or am i in my rights to be there for any showing??? I was also thinking of putting up a sign on the walkin closet door, saying something like "Do not enter, weapon and valuables being stored", and keeping the walkin door locked. Is that enough to keep agents and appraisers out, or can they make me open it?

Move.. Your only a tennant.. You don't own the property.. So if the owner says it's for sale then it's for sale.. I'm in real estate and I have delt with this type of thing before and let me tell you this... It always works out in favor of the home owner.. I had one listing where the tennant would not leave.. Adventually police came and forced them to move out.. Also if there is a lock box on the door why are you still there?? You should move ASAP.. If you haven't found another place you should go stay with a friend..

Get them plants out of there!! You are going to get caught.. Also don't advertise you have weapons.. This may cause the homeowner to think he is in danger if he confronts you.. So instead he will call police to confront you, also he will tell them your armed.. Saying you have weapons in there was such a stupid idea.. If your leaving what are you doing with plants in the house?? Your not the homeowner.. So there isn't much you can do.. Also if your landlord had an agent come to your house without telling you about it then he obviously doesn't want to deal with you.. You should just leave..

Is your lease up soon or is your landlord selling the property and giving the new owner his tennants??

at least you arent in the MIDDLE of 12/12. that would make movin just that much harder.

I agree with 79, if they are comin in like that, you think that when your out at work or tryin to get some tail that they might not come a knockin? what then? obviously the realtor is gonna come in.

Actually the homeowner is a friend of mine(GC that hires out alot of work to me). He's just in a bad spot right now and is possibly gonna lose the house, unless he sales it. I spoke to him a few days ago, and he told that he has to put the house up for sale (my gf and i are going to try to buy it next week). What i didn't know is, that his realtor was gonna come by today with the lockbox. He accidentally gave him a wrong #, instead of my correct one and the agent left a message on someone elses voicemail last night, about the lockbox today. He's not trying to screw me over or not deal with me. I just told him and the realtor that the reason i dont want people just showing up, is protection of my valuables and weapons(i dont actually have any weapons at this property). They both said that's completely understandable and they deal with police officers and military, that are selling their homes. And mentioned they just put all valuables and weapons in a closet and put a lock on it. So i agreed to do that ;-) and put a sign on the door. They also said they would give at least a 2-3 hr phone call before ANYONE will stop by now. I told them my gf works all kinds of odd shifts and i don't want to chance her being asleep half naked during the day, and people just unlocking the door and walking in, if no one answers their knock. And my lease is up at the end of oct. My landlord (friend) said he's willing to drop my rent from 1300 to 1000 and go month to month, for my being cool with this hassle. If we cant buy the house, i'll probably just move out real soon.

Also, i'm not refusing to leave or anything like that. I just don't want people just walking into the place i'm living in, without me or my gf being here. I told the realtor and owner that, and they agreed with me. And said, it's better for all that way, due to liability issues. So, they're being extremely cool about everything now.

as far as the plants i would just take as many clones as i could keep in a small cab (you may have to "knock something up" real quick) and get rid of the bigger ones.

the only prob i see is that your gonna have to be able to move at a moments notice, even if its in a hotel or friends house, but at least have the options of decreasing at what point u begin to grow again, better to have nice big clones than seeds.

either way bruh, get that grow outta there, especially if your friend doesnt know. robin harris said it best, "gotta go, gotta go!"

if theres a lockbox on it, theres no guarantee of a call. Every agent in the area has access. An agent may be showing homes, drive by yours, and stop in. Usually they try to follow instructions on the listing but I have seen and done otherwise.

Do you like the house? Is your friend behind in payments? Is his payments lower than your rent? Tell him to sell it over to you Sub 2. you buy it and leave his mortgage in place. google "subject 2 existing financing". Done ALL the time, every day. This is a REAL option unless theres another scenario like bankruptcy, judgement, suit etc. If he has equity, tell him to write a 2nd mortgage.

I would get things out of there asap. If you choose to wait for a day or two can you at the very least put a lock on the closet? Not a long term thing really, but might help until you have it worked out.

Him holding the note or anything like that is totally out of the question, cause he's really upside down in it. He bought it 3 yrs ago for just over 350k, and because the market tanked, he owes about 150k more than it's now worth, unfortunately. And my rent is 1/2 of what his mortgage is, so he's losin his butt every month. And he's gettin behind on payments, so it's either he puts it up for sale, and someone shortsales it, or he loses it to the bank in a few months.

And i locked the closet and put a sign up saying, "Do not enter, Tenants personal items"(Listing agent and owners recommendation). I know it's not a long term fix, but will work until i find a new place this month. As long as it doesn't go under contract and an appraiser or inspector needs entry! :-( If that happens, i'll just chop chop, that morning, i guess. I can completely take the cab apart in about an hr.

Dude... how much are you hoping to harvest off this grow? A few ounces? I think you should greatly weigh the value of the reward to the possibility of serious risks you may be taking.

If this grow is gonna net you $10k that you need, keep up the hard work...

But if you're only gonna net a few hundred bucks worth of herb and are potentially faciing $10k in lawyers fees if shit goes bad, I would break it down now and just go buy yourself the best stuff you can find.

I'm a Real Estate Appraiser and I too could have access to your house. I have a smart key that lets me in any house on lock box "in my area".. People are nosey as hell when looking at houses to buy.. i would seriously move your grow... There is going to be an Appraiser and a inspector out there at some point too..Though every tenant i've had to deal with I had to give notice sometimes atleast 3 days but i can't see that happening with and agent..There tryng to make a buck and im going to get it no matter what...lol

some will come without any call or warning. trash the shit out of the room its in. throw cloths and random shit all over the floor making it almost impossible to walk to the closet. hopefully they just open the bedroom door and look in

I was in a similar situation once, I told the RE agent that under no circumstances could they put a lockbox on the house, I would personally come home and let each one in. Course, I didn't have my bedroom grow going anymore.

Yeah some folks would call and ask if they could see the house in 20 minutes. My answer? Nope, tomorrow afternoon is better. That alone got rid of over half of the prospects.

I wouldn't freak out that bad. One thing is critical - can you securely lock the growspace, and at that point, are all odors, light, and fans noises contained? If so, then I'd finish the grow.

Worst case scenario would be the realtor calling and insisting that a prospective buyer be allowed to come back and open and view the closet space, and then you cut down.

Also, I'm assuming the grow is small and you're not in Oklahoma or another Nazi-type state.

The realtor and landlord are NOT going to inherently want to see the growspace, and they have no incentive to find it. A simple lock on the door should solve the problem.

At my old house the landlord asked to inspect the entire house with her daughter with a laser measuring device so she could model the house on a CAD/CAM design program.

I had a few plants in a small semi-furnished room in the basement - with a big-assed padlock on the door. I simply locked the room and left the house for the day. I knew the worst that could happen would be a call the next day asking to see the locked room. That never happened, I moved out a year later and my landlord still loved me.

Well, i decided it wasn't worth the risk, even tho it was probably only a small risk. Btw, it woulda been a 2lb harvest, to answer the other guy's question. But i just finished curing some of the last harvest of the same strain(Vertigo by VISC) and it's a very weak strain. In my eyes, not worth the risk, especially with a subpar strain. So, i've been looking for a new house and i'm gonna wait to move in, to restart with a different strain. Has anyone ever grown Mr Nice's Critical Mass??? I want a good yielding strain with a knock down high, that doesn't take longer than 8 wks.
