Purchasing Land/Property

If you're looking to grow in a building on some land, should you look for comemrcial zoned property or residential? Would it matter, especially when it comes to electrical use? Talking less than a 15kw grow here.

I believe if you get commercial you can say its for personal storage and you get no stop-by's or anything of such a thing.

why do people always say a business needs to occupy a commercial space or that you need an occupational license.

I would go for the commercial location. You can get away with alot more electrical use in a commercial spot, than residential. Plus nobody cares about you coming and going

you might want to check your local codes, i think some commercial buildings require annual fire inspections....

With a residence, the bar is very high for unlawfull searches. And like someone else said, the fire chief may stop by to make sure you comply with codes once a year.

Although I've rented commercial property (not for growing) and no officials came a knocking for the entire 3 year lease. The door was locked and anyone who knocked never got an answer unless it was the UPS guy. Well, I did answer it for the first couple months but it was always a solicitor trying to sell me something so I stopped answering it.

you should only need inspections if you have an occupational license. No business, no occupational license needed, no inspections needed.

I have first hand experience with this and Whodi I believe we have discussed this in PM.

Was wondering if i could just put up my own builing on some commercial zoned land Instead of leasing. Get all the electric run to it and all..

But i dunno how much the land would cost.. but leasing a 6,000 sqft building is about 3k a month in my area.. it's worth it but still kinda steep.

If you are going to go that big, you have to have as much control as possible. I would say 100% but I dont think thats possible. after all a tornadoe can come blow the roof exposing the whole op

If you have the money and resources, buy a building or land and build a building. Last thing you want is a visit from the landlord because he wants to walk through, or is refinancing and getting an appraisal or is selling the building. All things I have experienced.

Of course you can build your own building. But if you build a building, you are obviously going to have everything legit, permits, electrical, plumbing etc. Then once construction is done, and settled, you can build the grow out and add electrical.

If you just buy a building, you can be up and running much quicker. If you search long and hard, you can find a way to buy the building with no banks, etc

I can lease an acre for 3k a month and put my own steel building up... or lease a building for 3k a month...

Hard to find owner financing in my area.. Gotta look real hard.

Surely if you build rooms inside the building, the landlord wouldn't need to enter them since you built it out.. so it's technically not part of the property.. so no need for them to look in it to 'refinance'? Either way it wouldn't be a huge problem as you can just wheel out your op until they are done.

Whodi- is it possible for you to go to a more rural area? Some rural counties have no building codes what so ever. So you can move in and set up shop w/out any interference. Out in the middle of nowhere you could come and go and expand as you please.

I can go to rural area but i figure a commercial zone would be easier to explain electric use.. dunno though.

Who do you need to explain your electricity bill to?? The police can not get a warrant from your electricity bill. They can use it to compile enough evidence but as long as you stay off their radar. Also if your lights are only on during the day IR wont get accurate readings. Residences have more rights and is harder for police to get a warrant for than industrial property. If your really worried just buy broken old computers and say you run a website, buy a domain name too. This doesn't mean you actually need a site just if they check you can say some stuff broke and the site has been down but your running diagnostics on your servers.
