one of your biggest problem is going to be the landlords insurance if they inform their insurer what your plans are they (the landlord) get sticker shock.
also health Canada will require proof that the person giving consent to use the building actually has the authority to do so and because most commercial units are owned by a corporation so you will need to send proof of signing authority or your application will be held up
