New 10X20X12 Room... Help please...

Hi, first time poster... been lurking for awhile though. We are in the process of building a new 10X20 room with 12' ceilings inside of a warehouse. I am the inexperienced one completely on this indoor grow. My partner still has limited experience, although we do have "consultants". However, we are getting varying opinions and alot of "that looks good" or "that should work" style feedback, and I am looking for a firm hand here. Since we are still building, we would like to do what is best for future production, without having to rebuild a lot. I am posting our current anticipated floor plan along with a blank one for anyone that would like to make suggestions. We are essentially only utilizing the existing exterior wall, and then one wall that will comprise our "entrance way" from a previous room that we have dismantled. I didn't think to take any pictures as we are progressing, but will from here on out. So I have many more specifics to ask, but first, what do you think of the floor-plans? The only walls that we have put up are the exterior ones.

The two equal size rooms were planned on flowering rooms. The large room was going to be used as mother/clone, utility, etc. with wires and the white poly being used as dividers for whatever size we need.

We are fully legal. Believe it or not, but this operation is starting with only 12 plants, but obviously has plans for expansion. We are starting out in soil but plan to progress as we progress.

I have some specific questions for ventilation for everyone soon, but right now want to get alot of the walls, wiring, etc ran.

Just wondering why you want to go with two flower rooms instead of one? A 1000w light will cover a 4x4 area, and only having 5 ft to begin with will leave you with very little space to move around. I would make the flower room 10'x12', giving you an 8'x10' mother, clone, veg room. I would put 4-1k's in the flower room, with a canopy size of 8'x8'. That would give you some room to move around, and if you wanted, could get a perp. going. If I were to design a room, I would like it to be sealed, because I feel that is the best way to optimize the grow. Put an ac, dehumidifier, and co2, along with the normal grow stuff, and you will be good to go. That way you would not have to vent any air in or out, except for the air cooled hoods. For the other room, I would set up a mother area of say 2'x4' under t5's, a veg area of about 2'x6' to take up the back wall, also under t5's, and you could set up a little cabinet or something for clones. That would give you a fairly large flower room, and also give you some room in the mother room for equipment. Whatever you decide, stay safe, and happy growing.

Wow 619 Sativa, I came here to help but after reading your post I can't think of much to say. Do what he said and get some good genetics (do 4-5 4' tall bushes per light, should take about 3 weeks veg) and start pulling in some weight.

Ok, thanks! See, I knew I would get some good feedback. My initial idea on the two rooms just so you know was so that we could be running different cycles. For instance, we will only start with 12 plants, however, before those 12 are ready for harvest, we should have more that we would like to start to flower. Does that change opinions any?

As long as the light cycle is the same, you can keep different stage plants in the same room. It wouldn't work to have vegging and flowering plants in the same room, but you could have any flowering stage plant in the same room.
