Landlord wants a copy of electric bill...

and nfn even if you own or have no landlord issues your grow should be contained well enough that you can withstand a causal visit

over the course of 20 years I have had the unfortunate occasion to have authorities on site with active grows and no issues became of it

Install? for smoke alarms? why not just get him to give you the smoke detectors? tell him you will install them yourself.

I plan on telling him exactly that, the landlord is pretty easy going and I think that would be just fine by him. He manages a handful of properties and other than that he's a caddy for a country club he's a single 50 year old dude with a giant beer gut!

I think you have a problem. All the landlord needs to do is give 24 hours no matter what your stipulations. I got to ask, who is paying the utilities, and just how big is the grow? As much as you hate losing the money, you need to put everything down. Hell, rent a box truck, and heat it for half a day. The way to stay free, is to accept losses.

Well, as I said I amended the lease that states he has to give 48 hours written notice to enter the property. This is written in on those copies of the lease that he and I both signed. I have a2k FlipFont in the basement and a veg room in the bedroom upstairs. If I have to tear down I will but I'm not sure if he even wants to come in.

fwiw smoke detectors that give you a break here have to be hard wired to the electrical system

they probably need to establish the address for the ins policy matches the address of the electric bill

if you are making money by growing where you are why rock a boat you can simply keep sailing?

call the electric company and ask what they require

are they looking for the difference the alarms cause in your usage? or do they just want a bill of the current occupant with the address on it?

if the later is the case give him the first months bill before you had all the juice turned up. problem solved. if you didn't keep it pay the electric company to make a copy for you

im thinking your might be making it more than it need to be

I agree i think its a bogus excuse to see what your usage is and come inside. Id close up shop for sure. Sucks, wishing you the best.

Thanks, I'm not going to close up shop just yet but I will if that's what the situation calls for. I am going to give him a call in a little bit and feel him out. My electric bill is not astronomical but it is around 450 a month for a 3 bedroom house with a large basement. The previous tenants electric bill was around 150 to 200 a month.

When I moved into the place he said and I quote, " I don't care what you do in the house as long as you pay your rent on time. The only thing he cared about was that I was not evicted from a previous property. I am NOT renting the house through a management company, the landlord in the owner are acquaintances. As I said before the landlord manages a handful of other properties and other than that he is a caddy for a country club. He is a 50 year old use with a beer gut who seems to be pretty laid back.

and all I am saying is that you should verify what he even needs, and also what type of alarms. I don't understand how usage equates to an alarm tax credit, he might be looking (inaccurately) for more than he needs. If they are hard wired someone is going to have to tie them into the electrical system.

are you prepared to comply in either case? can you do so and keep growing regardless of how you do it?

it would seem to me you would like to salvage the situation and the only way I see it being safe to say is if your landlord remains happy and without suspicion

thats not a tremendous amount of usage, you could be mining bitcoins or other innocuous activities

There was one other time when he wanted to come by to take pictures of the place for the insurance company. I just told him I would be happy to take the pictures myself and email it to him. He was just fine with that he just needed pictures of the bathrooms the breaker and the outside of the house. I got everything he needed and email it to him and haven't heard anything phone since that was about 3-4 months ago. Before I moved in I told him I value my privacy above all else and made up a story about how so maintenance guys were coming to my apartment unannounced. So he already knows I'm a private person and don't appreciate people coming on to any property I'm renting.

I sent the landlord a text saying that I already had smoke detectors installed in all of the rooms. I also told him I don't feel comfortable giving out my personal information as someone filed false tax returns under my name 2 years ago, which is actually true. I will update this thread once I hear a response. Everyone, thank you for your responses, it been a great help.:)

Tell him your bill is 'paperless' and is automatically deducted from your bank account. He cant ask to see your banking info.

Are you talking about "insulation", or "installation"?
Also, simple enough to make a copy of your electric bill, and change the prices in Photoshop or any other image editing software.

you may not even need photoshop
just a reg copy machine, ive snipped dates and amounts from one source and put it in to reflect what I want....
a nasty divorce makes you creative :)

Hmm, I might do this if it comes down that. However I am hoping he will understand my privacy concerns with giving out my electric bill. I am waiting on a response from him as we speak.

tbh, i don't think he's got any agenda with your bill from what you've told me.
he may be confused about getting a tax credit with insulation etc etc.
I would think if he really thought you had something going on he'd give the 48hr notice and not beat around the bush with your elec bill.
that's what I would do in his shoes.
and if the bill is hi there's more than a gro op reason, you like it hot, and using your elec welder while your kiln is firing up daily to do the next batch of ceramic pottery and the powder coat work you do for extra income.

BUT..... I'm not telling you to dismiss this thing with your landlord and be prepared to pull everything down.
if i were in a rental and the owner didn't know what the deal was I'd already have my quick disconnect plan down pat before i ever moved in.

I skipped a few pages and do not know if it's already been mentioned but, you
can easily scan the bill then photoshop the numbers to something less suspicious
if it really matters to you.

Let him know your capable of changing the detectors yourself.

I don't know where you live but in California. Pge has weatherization/energy programs thru each county that help out to reduce energy usage.

Shit I'm trying to get them out to my pad and hook it up. I've got huge gaps around my exterior doors, one of the reasons why my gas bill is so high.

If they can't fix the gaps with new weatherstriping they'll install new doors. That's exactly what I need. My doors don't fit the jams, too small causing tornadoes to blast into my house... My dogs lay at my front door and watch the cars passing by all day. Lol. Some people fix shit so stupid.

I am not in California in fact I don't think I could be further from it. I'm over here in the dirty south. I sent him a text saying I would rather not give out my electrical bill for privacy reasons. I haven't heard back from him yet but will play it by ear.

Also if I do get him my electrical bill that could raise some other questions I don't want to answer, as well as lead to some tax credits for upgrading the insulation. Which could result to contractors coming inside which would be most unwelcome.

My thoughts exactly, if he really wanted to come inside he would have already sent notice of intent. If need be I can tear down my grow in 2 days. Although that is a last resort. I feel like things are finally dialed in and it would be a huge loss financially if I did have to take everything down.
