How many watts is "too many" in So Cal?

Ok this thread has turned into "how many watts is too many?" to "Can i trust my friend with my grow?"

I don't need input on whether or not I can trust my friend or what the result will be. This person is my best friend who I trust with my life. We have big plans on building some equity so that we don't throw out 15k a year renting in OC. We have good reason to be doing it, and like I said I trust this person more than anyone. ANYONE.

So, no more input on whether or not living with my friend is a good idea. Gratzi!

Dude, for 200k you think I am going to get property in Huntington Beach or Costa Mesa? Let's be real. Condo is all I can afford with that budget.

I am well aware of how to grow. I've done it before. Snakeoil enhancers? That's not what my concerns are right now. I've grown before. Not tryna be rude, but it's just not the topic of the conversation.

but you also have NOTHING to show for what you are paying for in the end. That is the trade off of buying or renting. I can rent and not have title, or I can buy and then I will have title and I will also have equity in my name.

Like I said I also hear it is wack to grow in rented property because it is rented = not yours. Landlords are always going in and out and shit.

People on IC Mag can be such downers sometimes! I love that you guys are just trying to help, but I am just asking about how many watts is suspect in Orange County. Those who live there are welcomed to give input. But so many threads get sidetracked by off topic issues that get over scrutinized!!!

Dude, I just don't think you are following me. This isn't a grow house. I happen to be growing in it. But still, this isn't a "grow house" It's my house. I plan on living in it and enjoying my time there. Building equity by buying a house is incredibly smart. Like I said, who wants to throw away 15k a year renting in orange county? I would rather spend that money and then get it back when I sell it in the end. Makes sense to most people...

Also, buy a house in straight up cash?? Are you joking? If you want the IRS to investigate then yeah go for it. Anything over 10k in cash and you need IRS forms. You can't buy a house in cash dude. Are you serious?

Lastly, you are right that landlords don't come thru unannounced. They have to post 24 hour notice. So now let me ask you something, what the fuck do I do when I have a 4k watt grow running and I get a 24 hour notice under my door that says the landlord is going to show it to a potential buyer? I am fucked dude. Fucked fucked fucked.

And you ask why would they be showing it to potential renters...? Um... because that's what people do... they look at the place before they rent...

Second - I guess I wasn't clear about my plan. My friend, who is my best friend from college who I trust more than anyone, is just a buddy who we are going in on for the condo. Just the condo. We aren't splitting expenses/profits from grows or anything like that.

you trust each other NOW, give it a year of growing together. Not tryin to be a downer or piss on your parade, its just the reality of this biz.

Your buddy is just gonna throw out tens of thousands, let you live and grow there, and expect nothing other than the 'equity' he gets?

I have friends in the midwest who I will be moving it to so midwest prices on a 4kw grow and I should be good to go.

all the more reason to just do this all yourself via renting. Why in the FUCK are you tying yourself to an immobile ball n chain? I just dont get it? whats the upside? equity? who cares when you can just buy your own place after a 'good week in vegas'?


if you've grown before and can produce that top notch boo (thanks mega :biglaugh:) why move? why change anything? just keep doin what you were doin.

well the main issue, is now you are putting your friends money at risk by growing there. and he is also at risk for arrest, is he even aware of this? or is he blind about the consequences of felony cultivation combined with asset forfeiture....so depends how good friends you are. if he just stays in his room, and is good at not talkiing to police or random people about your grow...maybe it will work for a few years. until he gets tired of having a messy grow in his house and having girls over who ask questions about it...etc. point is you never know where things end up after a few years..

the grow puts the equity at risk...so make sure to keep all cash, scales, and other illegal shit seperate.

im just letting you know man, because i have personally seen 2 different condo grows involving partners and roomates NOT work...even with best friends.


if there was no grow involved i see it working,...but trust me, unless you just got a small 1kw 4x4 closet in your bedroom for personal growing he is gonna whine about it..a 3kw is gonna make a mess in your house. my 4kw room has basically taken over the entire bottom floor of my house, a 2nd bedroom with 1kw of veg lights, my downstairs bathroom for nute mixing and nute storage, 2-3 closets for equipment storage and a male flower chamber, half a hallway for other random tools and equipment. its gets messy man....and someone not accustomed to living in a grow is gonna bitch.

my friend grows in a 2 bdroom condo and its taken over his own bedroom and his extra bathroom, and his living room is always full of random grow related shit....not a comfortable living situation to most folk.
 
Input from other people would be great, because it seems like some of the info I am getting is backwards. Maybe I am wrong, but I would just like more opinions to strengthen my understanding.
 
Is a 3k grow really going to get me to forfeit my assets? Like some people said... 3k? Chump change... I feel like everyone and their grandma has a 3k grow in California.

My bad, you're asking about wattage amounts and I'm telling you you're about to fuck up big time. You dont wanna hear it so I'll let it get back on topic.

1k per bedroom can look 'on the high end of normal' as far as usage goes.

you have about 50+ years of varying grow and cannbizz related experiance in here telling you that it doesnt sound like the best thought out plan....i went this exact same route years back with my best friend, we are still cool and working on projects today but we both agreeed that cramming both of us and a bedroom grow into a 3bedroom property was a pretty stressful living experiance....we were only renting, so after 1 year we both went our seperate ways and now are doing even better...i bought my own spot and he has his..



maybe ask another source of money, someone who wont have to live in the property? parents, investor uncle, etc....a 20k loan isnt that much, sell them an opportunity to invest in property that you will manage for them.

other things to consider...how much growing experiance? whats the most lights you have pushed? what are you living habits, big partier/socialite? plan on having girls/friends over?

And believe me the Utility Comp are NOT broke. Steal from them and someone may actually get interested in a 4k.

Its been said pay your bill on time 3K will be fine there way bigger bills out there that's like having a hot tub. And the only advice I'm gonna push on you is spend your first 5k on a lawyers retainer fee, best money I have ever spent, the advice they give is worth paying for.

realistically, no. Possible? absolutely.

If you own the house its more likely than if you were renting, hence my vehemence towards your plan to buy. "So how'd you get the cash to buy this place son? drug money huh?" fuck that noise.
Go ahead and get all the receipts you can proving the initial money is 100% legitimate and NOT co mingled with ANY other funds. Have a receipt for every single cent. I cannot stress that enough. If you're using some 'midwest money' it has bad news written all over it.

this piqued my interest too as I'm curious if you're gonna run seeds or just buy clones or keep moms. Keeping moms and having enough cuttings to fill my grow with the best of the best cuttings puts me well over 100 when its cloning time.

close friend of mine had to do a week at the greybar hotel, hell I can do that standin on my head, but losing his couple P's was his 'investment' for the next run. So now he's got a record and working minimum wage to catch up. If he owned his own place and the cops REEAALLLY wanted to, I'm sure they could get a warrant and make sure he didn't have a meth lab too... thus stumbling upon a grow aka more charges.
