Home owners insurance help!

Im in the market for homeowners insurance and Ive talked to a few and heard about them wanting to do inspections often to make sure your keeping the house in good shape etc. Ive heard of these inspections meaning that they come into your house and look at everything basically. We all know how inconvenient that can be for some of us Safeco was the one that does the "pride of investment" inspections , does anyone use them in cali and know if they do these often and what they consist of? Any recommendations on other companies? Id like an insurance company that would leave me alone in terms of inspections as much as possible.

I've owned 5 different houses in the past 20 years and have never heard of such a thing. I'd tell them to go screw themselves if they ever wanted to come inspect my property.

^Wouldn't recommend that if it's in the contract. Tell them to go screw themselves when they come for inspection, and they might tell you to go screw yourself when you actually need that insurance that you pay every month for.

Shop around. I've also never had to deal with an inspection from an insurance company...maybe if you've got a homeowner's association or something, but I'd steer clear of those.

If it happens - expect the inspector to look everywhere. On roof, in closets, basement walls, everywhere...

It's his job - and a good one will check everything.

If you have a grow - get it outta there, just to be safe. Friends house, Uhaul truck, anything.

be careful, you can always set up again after they are gone.

I had some turd insurance for a few years [ no inside inspections ] but one year they came by and told be to be renewed for the upcoming year I had to paint some shit. I called them back and told them they made a mistake and I asked them again. They repeated the paint shit request and I dropped them on the spot. Theres a thousand insurance companies out there and they all want your business. Find one that suits you.

The most invasive "inspection" I've ever had was a guy drive by and take pics......

That was when I renewed a policy last year and it was the first time ever....I've owned this house for 12 years....

same here. if your in the states and they are insisting in inside inspection, then switch insurance companies. sounds fishly flaky to me. I had many renters policies when I was young and many homeowners policies since and the inspection request has never come up.

now with that said, maybe the address you are trying to get insurance on has a claim history of water - mold damage. if this is the case, then I could see them asking, and if this is the case, find a different house. you dont want that one.

Thanks for all the replys guys... really helps trying to get this whole thing figured out.

Verite: That sounds exactly like what this safeco insurance might pull on me. They said they like to inspect any upgrades etc.. and im not sure if thats just a driveby and a picture or some kinda deal where i have to show them around on any repairs i make. Proly will just end up going with someone else since that doesnt sound like fun having some insurance company tell me if my paint looks good enough for them.

I have read on here a bunch about refinancing and the appraisal guys coming out to look around at everything, but thats a while down the road so im sure i can figure out somewhere to move them in the meantime. Anyways thanks for the help!
