If by any chance you're in the US, doesn't it depend on a shitload of things, such as what state you're in, local real estate prices, the sub prime mess, etc?
FWIW- I had to provide paycheck stubs to prove income at my current apartment complex. I believe this is the policy of the property management and not local law\code.
No matter what Country you are in...it will be hard to rent something, if you can't convince the Landlord/Manager that you can pay the rent--
If you can provide bank statements showing a decent, ongoing balance, that would do it...but I believe in most cases, they would want to see proof-- Not so much a "Law"...as it would be just "Good Business"--
Yes, the only way around it is to pay 6 months rent in advance (in the UK at least, as that's the minimum Shorthold Tenancy Lease).......however with all the Vietnamese gangs doing it now, many find this suspicious and want it to go through your bank, etc.
just rented an apartment last month and they did a credit check and required a letter from my employer.my credit score of 769 and my family's 25 year old real estate business sealed the deal.
When I rent out an apartment I require Proof of employment, credit check ( to see how they handle bill paying responisbilities), deposit- Absolutley no "working the deposit out" u have the deposit upfront.
If you have decent properties and aren't a slum lord then people have no problem providing me these things. Occaisonally you get someone who tries to pull a fast one on you but you have to look past that. Humanity will get you broke in a world of opportunists. Plus I paid some serious dough for these
I had about 4000$ in the bank when i moved so i could get a house rented and look for a job and have 4-5 months rent saved up. However no one would rent to me with out a job. They didn't even care if it was a month to month lease and i gave them 4 months rent up front! I got lucky and had to use like two cosigners and put down a total of $2500 to move in to a place that is around 600$ a month in rent.
