I just had a mid 20's guy move out and although he was a decent tenant he left a bunch of stuff. I'm mostly pissed about the two ancient TV's he left. Those things are a bitch to carry down the stairs. Oh and it reeks like cigarettes and it's non smoking. I'm new to this and consider myself a good landlord but this dude took advantage of my good nature.

I'm thinking of finding out where he moved and dump the TV's there. Is that going over the top haha?

If you can, sure - fucking dick dumped his shit on you, dump twice as much back. The cig smoke is bullshit move - that's nasty & he blatantly ignored the terms of lease.

Plus, maybe let his new landlord know he likes to "dump and run" (and smokes cigs).

I've done some landlord stuff years ago - NEVER again. 90% are decent, but those 10% fuck you every chance they get.

Well this is interesting. I'm 25 but I'm in the construction, moving and sometimes junk haul business. I don't do shut like that I live in a rental and while I grow am careful not to cause damage and would fix if needed. Anyway so don't dump it where he went and get a dumping fine they are expensive. Call a junk hauler or take them to staples they take electonics for free. I know we have staples in canada I hope there's on in us? I'm guessing you are American just sounds like something you don't heat often here.

Carpet clean the joint and wash walls. No more smoke smell.

If I was a landlord I'd do inspection regularly. Though I grow and slip it in between inspection you could have caught the smoking and maybe if he was up to anything else. Do surprise 24 hour notice visits. Walk or drive by the place a couple times a month.

If they leave shit take it out of their damage. Never release damage deposit until you do a final inspection and ding them for everything. Be fair but take the lesson as one learned and protect yourself. You can rent to people my age but diligently watch and protect yourself and your investment a rental is a business. Maintain it amd it will feed you.

You can take him to court to recoup the loss if you call a hauler amd ask for a invoice.

Be smart, take the lesson and move on and try renting to couples. Girls don't play that shit and if they do they are rare. Scuzzy cuts that bad don't come along often and usually you can smell theirs...

If you tell tenants you do random inspections it deters alot of shit bags.

Research being a landlord. Being nice isn't always fair to you. A buddy just got burned this monkey was renting rooms half price to all sorts of immigrants. Well long story short he had a blowout (mental melt down) they called the cops and now his wife owns everything and he spent the summer on the street. Don't do shit for anyone that's not just like any other land lord will do or you will find someone playing with your parts in ways you don't want... they will totally take advantage of you, bend you over and get whatever they can...

Call the little fuck and ask him to come take them away if he says no tell him you will see him in court and you are calling the most expensive junk hauler out there and it's a grand. His sorry ass will be there in a heartbeat.

Could always list them free on Craigslist. Or take them apart for the metals and take it to scrap and make some money far more what they would otherwise be worth (lol cots you money) it's really up to you

Sadly I taught a land lord a harsh lesson Yeats back I fucked up his place molded it right out to the point he had to tear it down and because the insurance proved there was growing and he wasn't inspecting he wasn't covered so he paid a half million bucks because I didn't care to vent the condensation in a 70 year old house. I was a ass hole back then. We left that place fucked. I heard he cried my tattoo artists shop is right by the place in fact the land lord owns the building the shop Is in. So he saw the landlord cry and it was sad to hear.

I've never done anything like that again I felt like shit. This poor guy. All because I was 20 and thought it was funny I didn't care.

We also smashed a door to pieces I guess the guy took that pretty hard. Lol I lost the key and booted it in and it ripped the door and frame right out... I guess this old Italian guy was really broken up so I realized what the fuck why would I do that. Imagine how I'd feel. Though I could fix it I'd be pissed I lost a day of my life I can't ever get back...

Wow I should clarify that this is just a little 3 family house. I know everyone who lives there well. I'm not a landlord of a huge complex or anything like that. A junk hauler won't be necessary. I'll get a hold of him sooner or later and make him reimburse me for tv recycling.

Most people around here only do first and last. No security. Small town. And yes, rent to a couple! A much more stable situation. I was thinking the same thing.

Random inspections aren't necessary at this place. I guess I just need to be more clear with the next tenant.

No carpets and the place is airing out right now. It should be fine.

Always do random inspections even if you know people. I've grown in my aunts house she would have cut my throat in my sleep if she knew. I'm brazen and many are.

Start taking a 200 clean up deposit they can get back that's not security...

No matter the size of the joint you are a landlord, in business treat it like that. Tenants will fuck you my buddies place was small but he packed in a bunch of worthless immigrants who fucked his life up. Don't trust and don't put yourself in a position they can fuck you over.

If you protect yourself it won't happen again. If you don't it will keep happening. Small town doesn't mean dick these days I'm moving to a small town. I used to be a real fuck head. Anyway watch your own back

Definitive terms/contract might help- no cigarette smoking inside. Spell out consequences if analog TV's other junk is left.

Sorry about your woes.

Good tenants are difficult to find.

I learned quickly when I became a landlord, a large damage deposit and first and last months rent before anyone moves in. I would call him and tell him he comes and gets his shit or you take him to small claims court and he can pay to get the place repainted due to his smoking. I've learned that even the most trustworthy tenant will screw you over given the right circumstances.

Even if you don't plan on doing the random inspections tell them you plan on doing them.

Amend your lease to include a fee taken from the deposit to cover cost of cleaning apartment and removing bulky items.

chit man I feel your pain.... as for the TVs - maybe you can take them apart to smaller pieces and make it easier on yourself.

Don't mess w/ the tenant - karma will catch him soon enough.

Self help justice can backfire hard and cost you so just deal with it and learn for next time. Rewrite your contract to include what happens when stuff is left behind and what it will cost them from the deposit. Live your life forward. I just recently threw out some expensive stuff a tenant left behind because it looked like junk. He gulped hard, but the contract I wrote plainly states that stuff left behind gets discarded.

Thanks for all the good advice. I will definitely be getting a security deposit on the new people and having the random walk through in the lease. They seem like nice people I hope they take the place.

The other tenants I don't have to worry about. One is family and the other is a friggin saint. He has been there for a long ass time and his place is immaculate, he shovels in the winter and keeps the back clean.

When I was left with one of those huge tv's,I just put it out in front of my house and someone else came by and took it.We have those guys that come around bulk trash pick up and take all kinds of stuff.

Saved me the trouble.
