Being a Landlord

Anyone out there a LL? I am fixing to become one, and I am looking for as many resources as possible, and hopefully advice from the experienced.

What is the best way to screen tenants? Any certain company?

How do you advertise your property?

Any other secret advice you are willing to share? Enlighten me..

go section 8 so you get your money from the state every month and you dont have to deal with the excuses of why they havent paid there rent.. and plus you may screen through them by going and meeting them... :chin:

Don't rent to college students without a large deposit or cosigner.

fixed. as long as they can pay to fix it and pay rent on time, who cares. unless they just totally trash it but unless you never go there, that shouldnt happen.

Section 8, is that government-funded housing? Will you explain further?

Thanks for the replies.
