attic grow concerns

I am in the process of framing out a 5ft x 6ft area of a sub attic (smaller attic that is not part of the main attic in the house. Only accessible through a ceiling access in garage. Once in there, you have to crawl behind a false wall). In that area I was going to build a smaller cabinet for a micro grow. Around 5ft wide x 3.5ft deep x 72 high. I want a perpetual grow setup however, large quantities are not needed. I am the only end user.

My issues are going to be heat, heat and heat. Live in the deep south with ambient temps hitting >100f during summer with massive 100% humidity. Add this to the being in attic, the temps can get 140f up there.

I own the house and budget is not first concern. I am ultra paranoid and don't want to do anything in garage or living space. I want to keep it hidden as possible.

I will insulate the hell out of this with fiberglass and iso-foam. I will seal it well. My question is for HVAC. I am going to build a space in the cabinet for a portable 12k btu portable. I don't really want to bother with a window unit because of the messy design and venting.

Will using a portable cause any problems if I properly vent the discharge air? I am going to run LED for veg and flower areas. For scrubbing the air, should I vent the cabinet or just recirculate the conditioned air?

i cant help with the growing its self but I'm qualified to help with the HVAC... if you're doing a small grow you could just use UV for smell or just keep a fan with a carbon scrubber in the room with no ducting that just sucks and scrubs the air but if the rooms totally sealed you need some sort of intake too so you can get fresh air in the room
