agricultural zonning...

well im looking to move shop this spring/summer...and ive been looking for a larger place that could take 20-40 lights....

ive looked at warehouses, but it seems risky and all, with other buildings soo close and all, plus ownsers asking alot of questions, plus the increased electricity costs from the commercial zonning...not to mention the fire marshal inspections that must happen min once per year...not interested in all the problems..

so a buddy of mine just rented a garage on a farm in the country, the house was condemed by the city cuz it was not livable..so nobody is living there...but there is a huge horse stable barn that is also for rent on the same property that is also for rent.

now my buddy id renting the garage for storage and to start himself a small mechanics business, he also plans to grow with one light, but he mentioned the opportunity to me and it sounds good...i guess i have a few questions based that its on a farm...

are there any special laws in agricultural zonning that i need to be aware of?

running 40kw in a barn, suspicion or no?

pro's and con's of setting up a grow on agricultural zone?

I can imagine all sorts of red flags going up when that barn suddenly requires 400 amp service, the heat from 40K in lights would have that barn glowin' on FLIR.......

The neighbors are what you have to worry about in the Country. Getting a 40k built out without the neighbors knowing is going to be extremely hard. Impossible? No, but hard yes.

Country folk like to take their time, get to know their neighbors, and come for a visit and talk your ear of often.

As far as electric service goes, setup an LLC that has the word welding in it's name, and that will justify the electrical usage.

everything contained...40 lights, on flip...with a/c..it would be the same as my indoor grow but double the size...

to my knowledge its already got 400 amp service, but i have not seen my self...if not this would be the bigger worry, not the heat, i can keep 10 light room cool to 15C if i want with one of my a/c's, i got 2 a/c's...

to be honest i would be alot more worried about the cold in the winter than the heat...

ya i know all about the folk in country...if someone new moves in its the talk of the town, lol...they get nosey, wanna talk...ect...but this is really farm land, next house beside is almost not visible its that far down the road...not like i would be living there either, just storing equipment, vehicles, welding jig tables..ect...

but id like to set up the biggest grow i can possible do..a 20kw min 40 kw max...all contained sealed grow...my actual plan was to build multiple smaller grow rooms in the barn, then hav some elaborate duct work done by a buddy who does it for a living, connecting all the rooms with my a/c's..each room in a sealed loop system, with one of the rooms being a designated lung room to control climate..

A barn has no insulation and hardly any wiring. A barn can handle a smaller grow, if modified to meet the specific needs of plants. I'd be worried about the landlord. A lot of landlords are very nosy.

there are 3 buildings on the property, a garage, a house, and a barn that was used as a horse stable, my buddy is renting the garage and i want to rest the horse stable/barn, the house has been condemned, and nobody is living there...i figure if i pay 6 months a time then theres no need for me to see him more often than that..but as far as my knowledge its set up with water and electricity, i was told its like my uncles horse/cow barns...which have full water and elec services(400 amps)...so right now im going on assumptions, its not accessible right now too much snow, cant access it till spring.
